What to do with this kitchen layout?!

Hi mumsnetters,

Throwaway account for privacy.

Looking at this house and trying to figure out how we could improve this kitchen layout/working triangle without extensive building works as we have a small budget of around £10-15k for this space. I’ve toyed with the idea of flipping the kitchen to the dining room and vice versa but not sure if its possible/feasible as the chimney breast wall is a shared wall (semi-detached house). We’re struggling to find a house in budget and trying to see if we can make this one work.

Ideally we’d also want bifold doors across the whole of the back wall, or at least most of it, to make the most of the lovely garden but that would be a future plan.

Any ideas welcome, thank you!

Unfortunately the floor plan is slightly incorrect (there’s a door to the garden missing off the plan, and the garage extends slightly further out to the side of the house).

Your not going to flip those rooms for 15k.

You have to move plumbing and electrics. Redo floors and plaster.

Then all the kitchen fittings.

The bifolds alone could be 10-15k!

I’m wondering instead if you could take some of the garage for the kitchen, no idea on the cost for this though.

I think its fine the way it is. If I wanted to make major changes, I'd probably just buy a different house.

Where is the fridge ? I am assuming that is the main issue as the sink and oven/hobs are very close i.e. perfect for kitchen triangle.

Could you move the washing machine upstairs or into a cupboard somewhere? Maybe under stairs?

For 10-15 the only thing you could do is change the layout of the current kitchen but keep it where it is. I would draw out some plans and see if you get more cupboards if you just ran cabinets down either side and got rid of the peninsular and end bit? It would mean you could run units further into the dining bit if you needed? Maybe the left hand side could be full height cupboards if you needed the storage.

The layout seems fine to me. If you want a radical redesign you will need to move in and save up for it or buy a different house,

that looks like a pretty decent layout as it is, and I don't think £10K is going to get you something much better.

FYI I recently had a large bathroom reno and though admittedly I did pick pricey tiles, it came to £22k due to pipe work and electrics.

If you flip this room it's a £40k job I'm afraid.

The only thing I can think of for your budget is to move the hob to the breakfast bar area as there doesn’t seem to be any work surface near it other than right next to the sink which is really annoying.
You could also (probably need to consider electrics etc) put a double oven stacked where the cupboards and microwave are.

Assuming you don’t need to fit a fridge freezer in now. You could then have a run of work surface where the oven / hob currently is and cupboards above instead of the extractor fan which will give you more ‘dirty’ work space near the sink and storage above and by moving the hob you’ll be more central and won’t had your back to the room when cooking and have work surface next to you.

Thanks everyone for your thoughts, I wasn’t sure what would be doable so this has helped a lot and I can see any major moving will be too expensive for us right now. The kitchen looks fine but if you look closely as @MimiSunshine has pointed out there’s no work surface around the hob to work on which would be really annoying.

Thank you for the suggestions on how to make the space work - really like your suggestion @MimiSunshine that seems the best option, for now at least!
