Double extension cost

We are in the process of applying for planning permission to extend our old garage 3 x 3 meters on the ground floor and build a 3 x 6.5 m extension on the first floor. So roughly 28.5 meters.

I’m on the SE Coast in kent. I know brickie, electricians, plumbers and carpenters who are all excellent and give good prices. Which I am happy to reject manage, one the build is done

Does anyone know how I budget for just the structure to be built?

there would likely need to be some
kind of steels over the existing garage, as I don’t believe the footings would be the bough to support the 1st floor. Though the extended part would have footings for the two floors as it’s new.

does that make sense?

I can't provide any estimate I'm afraid.

We did a complete house renovation of a property which had been derelict and empty over 7yrs. We did add a small, double extension, but I wouldn't know the cost of just that part. We also replaced the roof, plumbing, wiring and SO much more.

DH project managed (he doesn't work in a trade). Do you have good access to the area you want to put the steels in? We did and they could back the lorry up and used a dolly thing to maneuver them at the back of our house. Our neighbours were also renovating, but their access was only 1m wide, so the steels had to be craned over the top of their house! I assume this had significant cost! The steels were also the 1 item where the quote was only valid 7days, because prices were going up SO rapidly then.

Our house is 100yrs old, on barely any footings and no cracks. The structural engineer said we needed to dig down 2.4m for footings, on the 3x 4x double extension!

Do you have structural plans already drawn? Sometimes its cheaper to get a draftsperson or a junior at an architects to draw them up and then the architect signs them off. Especially if its a simple extension.

Speak to your neighbours. Best to keep them onside. I used to advise them beforehand of any noisy works. I also banned radios outside. 1 day, there were 4 dotted all around the outside of house, blaring away!
