How should we re-org this.....

We saw a house today that is in our ideal location.
But it's completely run down so needs renovating from top to bottom. It's a chalet style house with two bedrooms and a small shower room in the eaves.
Ideally we'd like to get another room and bigger bathroom in upstairs.

On the ground floor I think we'd move the wall between the bedroom 3/reception back slightly to create a separate living room. Knock through the kitchen into the lounge/dining area. Maybe add a utility room and office on the side. The bathroom downstairs could just be made into a downstairs loo.

I'm not sure it's all possible though.

What are others thoughts on the floor plan

How should we re-org this.....

Everything is possible! It will just depend on your budget. I agree with your plan for the downstairs but whether you can move that front wall will depend whether or not it's load bearing. Re upstairs, the measurements would be helpful to know as from looking at the plan it looks like you could fairly easily split the large room in 2 but that does depend how big it actually is.

Thanks for your reply. If things work out we would have £100k to do the work. Which seems a lot but I know it doesn't go far in regard to renovation. The place has some damp and prob needs rewiring and new heating

The bedrooms are

Bedroom 1 5.43m x 3.32m maximu

Bedroom 2 3.99m x 2.46m (13'1" x 8'0")

I would (did) get rid of garage, open up hallway, open up kitchen into garage, loo at front of house. Sorry for shit annotations! Then extend above the garage too.

How much full height headspace is in the big bedroom? I’ve got a similar house and, although the bedroom looks pretty big on paper, half of it is sloping ceilings which limits things

No sloping ceilings as it has dormers front and back.

Yeah this is my feeling too.... I think they are asking too much for it so we could potentially put in a low offer which would free up more cash.

What is the damp issue? It is likely to be leaking gutters or something to do with the floors? One is cheap and relatively easy to fix. The other can be expensive and destructive .

Also moving the wall for the living room could be problematic because it looks like it may be a supporting wall for upstairs due to the edges of wall in the upstairs bedroom. So you might need steels putting in.
