Partial Garage Conversion

Just wondering if anyone has done a proper conversion of their garage but only done half of it?
We have a standalone garage (about 6 x 3 from memory) and would like to turn part of it into an office. We would like to retain the front part of the garage as a garage space but convert the back part. We already have a door there and electrics but has anyone done similar?
Just looking to learn any must do/don’ts or ideas of what it might cost before I go on the hunt for reputable builders. Thank you!

Yep, I did exactly this. The council needs to know how much of the garage you intend to convert for their pricing structure. We estimated 30% and were charged that amount but I think we were nearly 50% eventually. No one ever questioned it.

My builder converted part of the garage into a laundry room and then joined up the rest of it to the back of the house. It was all very easily done and none of it was questioned by the council.

Incidentally, our builder charged £17k for the entire extension and garage conversion. Other builders were quoting £50k plus. The builder had done extensive work for the council and worked on recommendation only...so I can't even get my head around how we achieved the extension in such a cost effective manner.

At the front, our garage is a garage with a proper garage door. The rear is accessed through a new side door and the new rear extension.

Ahh thank you. This is great to know. I’m hoping we will probably convert about a similar amount. One of the builders I’m going to contact did a new extension for some family and they were great throughout and handled the council and all building regulations.
i love that you’ve been able to attach it to your house. With our plot that won’t be possible but I’m hoping it will put some separation between work/home.

That price difference is incredible! I genuinely have no idea but I am hoping to keep it under 20k but that includes some other diy work I want done inside the house but I can keep the costs lower there by doing more ourselves.

If you don’t mind. I’ve spent so long on insta trying to get inspiration. Did you put a window in by any chance?
Apologies for the old photo but I’m hoping we can put some form of window in that looks to the garden, it’s south west facing so we get lots of sunshine I’d love to incorporate.

You will need to check whether you need planning permission. Many newer properties have a condition restricting the use of the garage meaning PP is required to relax the condition if the garage is to be converted.

You will need approval under the Building Regs.
