some slates missing in roof

Hi, we just got our survey report and found that a few slates are missing/slipped in the roof. Any ideas regarding the cost. What should be the next step....any suggestions/advice appreciated.

That won't be much as long as the roof is easily accessible If it needs complete scaffolding that does add to the cost Ladders cheaper!Also type of tiles and how they are fixed etc all impacts teh price.

Thanks noddyholder.Should we ask the vendor to get it repaired...as it is a condition of our mortgage offer taht we have to get it repaired within 3 months of buying the house

get a roofer round to quote for it and then either they do it or renegotiate to cover it.The mortgage people may retain that figure until the work is done in which case you need to pay and wait for them to reimburse you.I don't know it is dependant on so many things as i said

Prob best to budget for reroofing - once they start slipping it will inevitably get worse. They take all the old slates off then put them back on with new nails (and new timbers if necessary).

Our house is 115 years old and we will be doing that in the next couple of years. It scares me to death when I find a shattered slate in the back yard - I always imagine if someone had been standing there when it flew

Wendy - a few slipped slayes doesn't mean she needs a new roof! Of course - if you ask a roofer they will always say that you do....apart from ours who loves old rooves and gets very upset when people want new ones!

Thanks NL and Ww, I have asked my solicitor to tell the vendor about it and see how she feels about get the repairs done...if not we will try to renegotiate the price.

WE will get a roofer to quote the price...mayb sometime this week.
Thanks a lot for all the advice as I have lived in rented property for all these years and have no idea about these things.
