Could anyone talk to be about conversion costs?

I know I'm deathly boring - but this is important to me

So how much does guttering cost to replace?

How much is a staircase?

What about fencing? How much per linear foot?

Guttering - well do you mean plastic or metal, straight or curved - how much of it. Couple of hundred quid but then you have to install it. If it's just a bit that needs replacing you can get an odd job guy to do it for £50. If it's the full replacement or you need rerouting it gets costly.

Staircases - straight staircases are cheaper, the more turns the more expensive. Softwoods cheaper than hard. They start about £300 but moving staircases is fecking expensive.

Fencing - what sort - it starts about 99p per metre for nasty wiring to about £100 per metre for handmade fencing.

Suggest you go to somewhere like Wickes with some measurements, they'll cost it up for you.

But remember if you are not doing it yourself you need to budget for help.

Plastic, straight, white (is black more expensive?) 44 linear metres

Straight is good - there isn't one yet

Fencing 4ft white picket for 20m plus 20m 6ft fence panels

I need installed prices

& I do have other stuff I need prices for other stuff

Grey is cheapest. You need to decide between round and square as well, plus it comes in two sizes. You also need to decide on downpipes and endpipes (see told you it was complex).

Sounds like you need an odd job man and a gardener to quote though.

Black is better
Dark Green would be FAB sad sad katymac

Gutters & roof
Windows 4 big ones & 4 small ones
2nd Glazing - beautiful art deco stained glass - 2 big ones & a circular one
Doors - 2 external
Mezzanine - This will be expensive
Staircase - straight normal ordinary (off the peg?)
Heating - how green can I go?
Toilets - only 5
Septic Tank - something different?
Electrics - dado with it all in?
Re-plastering - loads
Ceiling small room - 3.5m by 8m
Floor - sand & varnish - which varnish - my dad was on about boiled linseed oil (or something?)
Fences - 20m white picket fence plus 20m fence panels
Landscaping - 6m by 20m of some hard surface
Decorations - I guess I need a roller
Kitchen - lots for a commercial one
Partitians - these are fabulous pitch pine - kind of like sash windows but they come up from counter height to separate the 2 rooms
Refurbish the doors - front double doors and a single door

So that's going to cost a bit

I think the guestimates look on the low side - hard to say when don't know what you are converting/how big etc but commercial kitchen, even a small one, will cost a lot more than that for good stainless steel cabinets, industrial oven etc. £1000 won't get much plastering done. Sorry.

Really what am I looking at a sqm?

It is 12m by 10m

I will need (approx) 88sqm of plastering

I have priced the kitchen equipment at about £4000 (as I can use some domestic stuff) using nisbits catalogue so I had 3 for flooring and water/electric/lpg

It depends what you are converting, what you are converting it to and what state it is currently in but, unless you are able to do a lot of work yourself, abt £1000-1200 per sq m is average for redundant building to residential.

It's not residential it's for the nursery = it was upto a year or so ago used as a chapel (which was it's original use)

The structure of the building is good externally bvery little work - maybe a dozen or so slipped slates (proper slates) & the gutters

It was built in 1907

Imagine it will need a lot of insulating to meet modern building regs plus a lot of work to meet fire safety standards. There may be extra safety work needed as building is to be used by children.

You would really be much better getting someone qualified to look at the building for you rather than ask for advice on an unseen basis. If you can't afford to pay for that, then see if you can get your hands on a copy of Spon's which lists the current prices for building works (it's a bit complicated to use but has some useful guides at the front eg: price per sq m for converting warehouse to retail etc).

Can I put insulation in the roof and in the floor?

The builders are coming to see in next week to sort it out - I'm just trying to get an idea for borrowing money

You can almost definitely put insulation in the roof but not sure floor would need insulating. Heat escapes through windows, walls and roof. But I'd wait for the builders to come if it's only a week away and take it from there.

It has a zinc ceiling in - so I need to see how that works

Most of the windows will need replacing (I have allowed for that)

But some are stained glass and need secondary glazing to improve U values

The floor is suspended wooden flooring & I think will will insulate - it has to come up anyway
