House Chain Fell Through on Christmas Eve

Just that really, could do with some encouraging stories. House first went on the market in January of this year. We turned down an offer in the first few weeks that we really should have taken when looked at in retrospect but it was £10,000 lower than asking price. Estate agents seemed to think we could get an offer a lot nearer the asking price so we said no. After lots of ups and downs we changed estate agents and finally secured a buyer, but they have had multiple problems with their buyers and in the end our buyers had enough and told their buyers to get lost. They still love our house but are currently not on the market as they are so stressed out by it all. The house chain collapsed as a result and the house we really love (which we lost and regained twice in the process) has now gone back on the market, as has ours. I'm just so fed up. We were meant to be starting a new life in the new year and now I have no idea when our house will sell and whether we'll be able to find something we like even if it does - it's been slim pickings round here recently. Sad

I feel for you! Ours went on the market in February. We sacked the agent who provided no viewings, engaged another who provided a buyer in a good position. Twelve weeks later the good position proved to be anything but, so we sacked that agent, who tried to persuade us to stick with the buyer and them.

We decided to give up, but had one more try with a third agent. The house went on the market for the third time at the beginning of August and sold on 5th for £5000 more than we originally accepted. We moved mid November.

It is unreasonably stressful, unless you have cash. Even then it’s tedious.

Thanks for this @Bluevelvetsofa, really glad you got your happy ending in the end! Honestly, this has been one of the most stressful things I've ever been through - and I've been through a lot of stressful things. Our estate agent said it's been the worst chain he's ever been involved with!

Oh bad luck. Moving is so stressful and grim. You’ll get there in the end.

Mine fell through the week before so hurriedly put ours back on the market. The house i was buying has suddenly appeared on Rightmove. Going to assume I've lost that as well as my buyers. So annoyed atm.

@Pixiedust1234 so sorry that it's happened to you too. Our seller's house went back on Right Move on Boxing Day along with ours. I have a search set up for houses in our budget and location and I opened it and there was the house we thought we'd bought. I knew it was coming but it was gutting. Really hope you get a buyer soon. #solidarity

I’ll just wish you all better fortune in 2025.

We downsized, so this isn’t our forever home, but it’s easier to look after and we’ve had our forever home, where the children and grandchildren grew up.

We had 2 chains fall through, one February '23 second Oct '23. We took the house off the market over the winter months as we were done in and needed a breather over Christmas.

We then saw our dream house end of March '24. We approached the EA that was marketing it and asked them to put ours on the market in an effort to buy the one they had on and hopefully make them want to achieve double commission.

They sold ours within 2 weeks (£10k under asking but £10k/£7.5k more than our last offers) we got the dream house at £9k under their asking, instructed a solicitor end of April, entire chain completed by mid August. Couple of snags at the end that threatened to break the chain AGAIN but luckily everything was ironed out. In it now, it's a bit of a fixer upper but so were all the houses we were looking at if we wanted a detatched house in our budget. It is hands down the best house we have been round, so glad the previous chains fell through and not seen anything close since buying. (Also our neighbours are lovely)

Chin up OP I've been there, but it did work out for the best in the end. I am never bloody doing it again though, this is the forever home! 😆

Hopeless first agent provided only a handful of viewings in 5 months.

Changed agent. Accepted an offer but buyers were very difficult, unreasonable and theye eventually pulled out of the sale.

Sold again within 4 weeks and after many bumps along the road we completed but there was nothing to buy so moved into rented. Still nothing to buy.

Then on a whim we viewed the house we moved into just before Christmas. It was absolurely nothing like the property we thought we wanted but we love it.

Keep the faith. You'll get there.

Same ours has fallen through again so need to find another new buyer! If it's any consolation we have been trying to move since 2021 (year off in 2023). Think the next one will be our 5th proper buyer.
