Sunroom/building control ??

This sunroom (as it’s called by agent) I believe was erected with no planning permission as unable to see it on the local council website, it has both a radiator and spot light lighting on ceiling.

the heating is extended from the main house and controls therefore how do I know /find out if it was approved via building regulations?

im worried I’ll purchase and then take ownership of something that was never checked via building regulations. I don’t believe permission was needed for the sunroom itself due to size… (I could be wrong here) just what I’m reading up on

It may not have needed planning permission. Is it structurally sound? Does it comply with building regs (whether or not actually inspected)? How long ago was the sunroom built?

When was it built? An extension room that size will almost certainly have fallen within permitted development and not required planning permission. Whether it required building regs sign off will depend on whether it meets the criteria of property extension, sun room, or conservatory - what the agent has called it may not necessarily define what it is and conservatories typically don’t need building regs sign off. If it did require sign off then the vendor should be able to provide the documentation as part of the conveyancing. It can also be obtained retroactively in most cases easily enough providing it’s a modern professional construction.
