Converting garage

Hi all,

We have a 5 by 2 6 m garage, which we are thinking of converting to an office.

I have questions:

  1. How much would it cost appx in London?
  1. We have a garage attached to ours (we are end of terrace, but next neighbours garage is next to ours, their house is across the garage not attached to it). Do we need party wall agreement?
  1. Do we need some council permits as well?

Ps it's relatively a new built 10 yo house.

You would need approval under the Building Regulations.
You may need planning permission if the original PP for the house and garage was subject to a condition requiring the garage to be used for garage purposes only. Such conditions are quite common on new build estates.

You will need Building Tegs. It’s worth noting you will lose several inches of space as walls will need insulation. Get an architect and builder in to go through some designs. Not London but mine was about £12k to turn into a small kitchen.

you need to check your plans t confirm if the garage wall straddles the boundary between you and your neighbour. If it does (very likely for a linked garage) then yes, party wall agreement may be required.

As others ay above building regulations approval certainly required.
Planning permission may also be needed, especially if you are altering the front view of the property (eg window instead of garage door)
