Anyone had conflicting info from surveyor/ structural engineer or other specialist?

Hi,

I was just wondering if anyone had experience where they did further inspection after a survey and found the findings conflicting?

for example in my case, had a survey done on a 1930s semi, with findings such as asbestos roof need immediate replacement (and disturbed so unsafe to enter loft), ongoing movement to the front wall etc… So without incurring further close, I withdrew my offer. The seller then did further inspection as they got worried they might have issue selling based on the report I received (I did passed on the relevant extract for info). However the additional roof inspection and structural engineer report both came back no major concern (minor work on roof that was to be expected, but no confirmation of asbestos/ disturbance)

i know surveyor always make things worse than it is to cover their back, but that’s quite a difference in my opinion. Or is this all normal?

Over a certain age may contain asbestos is always listed then you have testing and there is none.
Surveyors always say about a flat roof, but often a roofer finds only minimal work needs to be done.
Surveyors to cover themselves will be worst case scenario, you then get further opinions to see what actually needs to be done.

@Needanadultgapyear what you described is what I would’ve expected. It’s just that this particular report was very certain like it definitely had asbestos and it’s been disturbed etc; which baffles me (and the EA and seller) - especially when a solicitor could have passed this info to the lender that affect the mortgage/ have a condition where work needs to be completed in x months.

oh well.. it is what it is I guess
