Moving to Wymondham

Hi all,

We are planning to move to Norwich in the coming months and we are looking for a suitable area to live. We want somewhere in reasonable proximity to the university campus as I work there and somewhere not too far from Norwich centre, with decent schools and green spaces. We are looking mainly at Hethersett and Cringleford so far (though other suggestions are welcome!). We have also started to look at Wymondham but know less about this area and had a couple of questions for anyone familiar with the area.

Firstly, we read that the schools there might be a bit tricky to get into, is that right? We would look at a primary school place in a few year's time.

Secondly, we have been looking at properties in Wymondham on rightmove and the majority of properties appear to take quite a while to sell and often have to be reduced too. I know this can happen anywhere and can be due to over-pricing but it seemed to be particularly prevalent in Wymondham whereas properties in other areas we are checking seem to be snapped up quite fast. So we are wondering, does anyone know any reason for why houses there appear to be struggling to sell? Is the area less popular to move to compared to elsewhere in Norwich?

Thanks all, I realise this is quite a specific question but wondered if anyone on here could shed any insight on the town and the local house market!

Wymondham has state schools with best rep in the county so I can only think the house market there maybe got overpriced & are now settling back down to something sane. Nowhere in Wymondham is not DesRes afaik.

My understanding is that Wymondham schools are tough to get places in but you'll manage ok if your kids are all preschool age. it's moving into Wymondham midyear with a 10 or 12 yr old that's a huge headache. I don't live in Wymondham so can't speak to availability of nursery places there.

I have colleagues who commute from Hetersett, seem happy there. I lived a while in Cringleford. It's a bit suburby for me but ok. Handy for A11 obviously.

You know that parking on campus costs a fortune, right? Cringleford residence puts you in cycling or even walking distance.

Have family there, very quite and. Nice area , friendly aswell .

Wymondham has a fantastic rugby club with adult male, female and youth teams if you do move there.

Also make sure you can pronounce the name before moving in 😆!

I think it's just the fact that it's that much slightly further out of Norwich so driving in is necessary and the house market has been flooded with the large new build estates that have gone up recently.

Thanks! Yes, aware of the parking costs, looked at Cringleford as the first port of call as it is so convenient but haven't really found anything we like there yet. As you say, it does look a bit suburby! As a UEA staffer, anywhere else in Norwich you would recommend beyond those places already mentioned??

I live in Norwich, I would personally rather be in Norwich for the convenience of everything. The traffic coming into Norwich can be busy in the morning, though the distance from Wymondham to the UEA area is not too far. Sometimes I work in schools in Wymondham and I have to say that in the schools I've been to almost everyone drives to school as it's kind of out on a limb. Also, if you lived in Norwich itself, many people who work at UEA walk or cycle. I live near to it and there is a fabulous and big park nearby.

If you're working at UEA, the Golden Triangle of Norwich is great because you can cycle along cycle paths to the university from there. It is expensive though so depends on budget.

Wymondham is nice enough and has very good schools but there isn't loads going on. Hethersett and Cringleford have even less going on, so I wouldn't go for those unless you don't mind not being able to get to stuff on foot. Hethersett Academy gets some of the best results in the county (though it's a bit marmite locally).

I'm not that knowledgeable about the housing market but there has been a huge amount of house building in Wymondham which is possibly pushing prices down a little.

My sil is selling soon as downsizing after her 2 x ds's have moved out, and I think you are mistaken on the over-pricing and thus taking a long time to sell, they are sought after.

I have relatives in Norwich and there are some bargains to be had in the housing market at the moment I think.
Very easy to commute to the UEA and a "fine" city!

Wymondham college is lovely from age 4 upwards, if you are happy living in a village as you need to live very close by to get in. 15 minute drive into town.
or the villages just to the east, Stoke holy cross, shotesham, caistor, Brooke, etc are lovely and have nice little primaries and quick to commute to uea.

Wymondham has had huge expansion ins recent years. Its unreconisable from 10 years ago. I'd recon the houses taking a while to sell is due to new build overload. The centres still nice but outskirts now feels like new build hell.

School wise if you're applying in future years not for in year entry, if you're nearby one of the schools you'd favour then you'll have a reasonable chance.

School wise if this matters to you, have you considered little melton? In the catchment of several outstanding primaries and secondaries. Also smaller. I'd also consider the surrounding villages.

If you're open to new builds cringleford is the obvious choice as lots of new builds gone up and still going up, many within walking distance of UEA. Old cringleford is also lovely and cycling distance. Houses often more pricey.

If you are buying anywhere in Norfolk look out for the development of solar farms East Pyle Solar or East Anglia Green ,the pylon route .. Battery storage systems BESS. We are being covered in ‘green’ developments all over…
