waiting for loss adjuster to agree to us being moved out - anyone any experience?

I am in a panic

Everything is happening

brief background:

discovered leak under kitchen floor back in February. Insurers appointed building contrators. They have spent past 2+ months stopping the leak and dealing with the water damage (ie drying out the floor/walls etc etc).

Today the builders come in to remove the tiles and visible areas of plaster and discover that the damp is far more extensive than previously thought and they need to remove all the units to get to the walls to remove the damp plaster/bricks set - but that means removing the sink and cooker and boiler etc.

We said - halt - we cannot live without a working kitchen.

Called insurers and they have appointed a loss adjuster who wil come out and agree we cannot live here while work continues.

But what I want to know is, who decides where we live? do tehy give us a certain amount of money each month to rent somehwere or do they find somewhere? I am getting very panicky about this

please someone know something about this.....

Bumping for Paperchain. She has now lost power as the electricity has had to be turned off, her kitchen is a bombsite and she has sick children and dh to consider.

If anyone can advise her I can pass the messages on.

Bags of sympathy but I know nothing about insurance - do you policy documents say anything?

The loss adjuster will be able to tell her what needs to happen now - depends on how long they will need to be out of the house as to whether they will consider renting a house to be the best option. She should also ask about a disruption allowance to cover extra costs while they are still in the house to cover laundrette/ready meals etc.

DH isn't around at the moment to give a professional opinion, but certainly when BIL and family were flooded last year, SIL found a house to rent that was the right area etc, told the loss adjusters how much it would be, and then insurers are paying the rent direct to the landlord. They also paid for removals company to pack them up and move them to the new house, and will do so in reverse next week.

Thanks for replies. Sorry, I am obviously not Paperchain, just her friend and I live on the other side of the country so I am not entirely sure of the details, but her leak was discovered back in February and her kitchen is still not dried out. As I understand it, the insurance company has agreed that they need to move out for some time. I think PC is worrying about the logistics of how to find a rented property, what limitations the insurance company will place on them etc.

I have just had a text from her to say that the loss adjustory is definitely not coming today although her kitchen has been mainly stripped out now. Poor girl.

DG - can you let her know to check the amount that they will cover in terms of rent etc - my hairdresser's house burned down and their insurance paid rent - so they got a similar property in a similar area - to find that afer 8mo their insurance co rang up to say that the money had all gone - they would have gone for something smaller if they had known this initially. Hopefully won't be as long-term or traumatic for Pch but do suggest that she checks this out in terms of amount available and cost before she goes for a specific property.

Yes paperchain sounds similar. But our lot sound very good. We've been well informed thus far.

Get yourself a loss assessor - they work for YOU, and will be able to get you more money from your insurence company. Look online for one that is FSA accredited. You pay them a percentage of the final total - BUT, we used one when we had a leak in the kitchen, the insurence company wanted to give us £500 to settle, but the job ended up costing LOTS more, so we are really glad now that we used said loss assessor.

Paperchain - the best thing you can do is wait for the loss adjuster to come round and also to read through your policy wording and the schedule of cover you've been given. This will tell you exactly what you are entitled to - ask the adjuster lots of questions if you're not sure of anything and he/she should explain things clearly - also make sure that they leave you a note detailing next steps/timescales. i'm happy to post a response to any queries you have after their visit but it sounds like you are in good hands.

I have to disagree with Teadr1nker, loss assessors are in the most part tossers who have no place in a Domestic insurance claim. I have to say that in all my career I've never seen anyone benefit (apart from themselves) from their appointment on domestic claims which are being handled by a loss adjuster and it makes me angry to see people being ripped off whilst merely getting what they would have got anyway

atm I am seething - they want to come btween 9 - 1 on tues 6 May. that is AGES away. Is that reasonable

also - when the builders wer removing the tiles they hit a live wire and so had to have the powere off. They put back on beforte they left. But now I discover it was the intergral microwave they hit which is now out of action. I was only hsappy to 'manage' because I thought we coudl live on micros meals etc - now no micros

Doesn't sound reasonable to me for an urgent claim where alternative accommodation is required. I would expect a visit in 48-72 hrs max - Give the adjusters a call in the morning and ask for a more urgent visit - if you get nowhere ask to speak to the senior duty adjuster/adjuster team manager.

In terms of the microwave, ask the adjuster what he expects you to do - he should give you authority to either go and stay in a hotel (might be the best option until you get a site visit or whether they will pay for temporary cooking facilities (such as a new microwave or portable cooker -either would be acceptable.)

I'll be around at various points tomorrow so so be able to respond to messages.

thansk mr cmotdibbler. H is dealin with it all (wont let me interfere) and he is happy with Tueday so Tuesaday it is. H thinks I am making a fus about nothing...

dont suppose you klnow much about cars etc? Someone went into mine while parked ooutside hosue today. Will ring insurers in morn. I am having a great wekk
