briefly, my ex-DP & I cant stay under the same roof any more without constantly arguing - as our house is still mid-renovation, i am moving out to allow him to complete works and hopefully then get house on market in about 3-4 months time once finished...so i am renting a house which i never have before and have no idea of the procedures - basically have found something i like, filled in some forms & been told they will credit check me and take up references

can anyone advise, broadly speaking how long it will take & how much emphasis they will put on credit check (i have been told previously i have a poor credit rating - i think becuase ex regularly forgets to pay bills - part of reason for split! however ex & I have around £300K equity in our house once finished and rent on house is 1/3 of my monthly salary - would they take that into account or just look at credit score & refuse me out of hand? ) i am worried about missing out on house particularly because i am so unfamiliar with the whole procedure therefore any help gratefully accepted!

Credit checks usually back in 24 hrs - unfortunately, most landlords do put an emphasis on them. Cd you offer large bond or some such?

I am presuming that the £300K equity will be spilt between you and DH? If so, you will have your share in a bank account right? If this is the case and you get a bad credit rating I would explain to the agent that you are working and that you will soon also have equity from the sale of your property. Failing that they may settle for more rent upfront ie: a larger deposit. Credit ratings are ridiculous - good luck!

glitterball - you should get your own credit check done and see what's on it. You can have comments added to it if you think it's unfair or unreasonable, apparently.
