WWYD? Perfect house but north facing garden

Perfect house in every way but the rear aspect is worrying me. Hate the thought of back of house being dark and cold as I love the sun.

Photos shown the gorgeous view but would north facing be a deal breaker for you?

Deal breaker for me.

I'm in the South with a south facing garden and it's true sometimes it's too hot to sit out there but that's why I have a large parasol over my seating area. There are far many more days when it's lovely and sunny but chilly in the shade and these are the days when I really appreciate my garden. It makes it so much more usable throughout the year.

The garden clearly gets plenty of sun - it's literally in the photos.

My garden faces NE and gets plenty of sun. The only time it doesn't is like December to February, but I barely step out my back door at all in those months!

Mine too, it’s absolutely fine and the shade is very welcome when it’s really warm. I wouldn’t hesitate to buy it OP.

Suffolk is very definitely in the south! The word Suffolk derives from 'southern folk'

Suffolk is south, and is hot! I'm from there originally. My family do a lot of work to create shade in their gardens during hot spells

No, I wouldn't.

My last house had a south facing back garden where the conservatory was, but the main living room was north and I really hated it when I was stuck at home with a toddler. Lack of sunlight can really affect your mood.

When we moved, I took a compass with me to check the orientation of the main living rooms in every house that we viewed.

I love my current house as the kitchen faces south and we have a huge sunroom along the side of the house which faces south and west. It generally only needs the heating on in the evenings in winter as it's warm enough in the daytime from the sun for most of the year. I'm sat in it currently and the heating's not on yet.

Lol I stand corrected re location of Suffolk! I'm originally from south coast so anything north of London is NORTH Grin

At least you can create shade... you can't create sun if it's blocked by your house!

The way temperatures are going, north facing will be desirable soon.

Mine is NNW facing and I far prefer it to my previous south facing. Plenty of sun until early evening in summer and then can have outdoor dinner without worrying about parasols etc. Also rooms can be kept a little cooler.

We are N/E facing. It does bother me that a large part of the garden is in the shade. Our living room and kitchen are at the back of the house and they are cold and dark feeling particularly in winter.
It’s quite nice in the summer to have a cool room. I do regret the garden aspect .

Difficult one, everyone is different. We had quarter of an acre before, south facing,we couldn't use the conservatory at all. We used to troop to the bottom of the garden to sit under an oak tree. The kitchen was in the front,thank god. Trying to water the plants was an absolute nightmare. We are now NE, but se coast,it's a detached bungalow,so the sun comes over the roof,it's 200 ft long,so always sun somewhere, and thankfully trees for shade.

I have a north facing garden and a 3 storey house
but it is big enough so that you get plenty of sun. Most of the summertime shade on the grass comes in the afternoon from tall trees a couple of gardens away.
There is a paved area along the back of the house and this gets the evening sun and can be a real heat trap.
My kitchen is at the back of the house and it can be gloomy, but you just need to make sure you have good lighting.
The flip side is that you get lots of sun in the front of the house, although it does mean the window frames need to be repainted every coupld of years.

The garden will be at it's shadiest now in December - so will have different feel in Summer. You could also develop another seating area at end of garden to have sunny socialising area and develop area near house with lush Ferns and big leafy plants and maybe some water to have a cool shady area for summer entertaining

That looks like an arable field behind. Be aware they will probably be spraying insecticides/ herbicides etc at various times of the year.
