Negotiating price of new build

Have my eye on a 3 bed new build on a small development of about 25 houses.
It's on the market for £335k which is about £15k more than I really wanted to pay.
No mortgage needed, paying cash.

Some of the plots were released about 2 months ago and remain unsold. I have my eye on a plot yet to be released but work is underway.

I know there are great deal of variables when negotiating a new build; but is it at least worth a go? Given time of year and that the houses aren't really shifting I am really tempted to go in at £315/£320k max.

Any other advice on how so should play it?

I think with new builds you will have better luck negotiating on things like getting extras such as flooring, wardrobes and the lawn.

Not an expert by any stretch of the imagination but I bought a new build about 15 years ago and got 15k off the price and I wasn't even in the great position that you are. I'd say go for it!

Depends on a lot of things

Often builders are reluctant to give discounts on list price but things like stamp duty, kitchen upgrades, flooring etc

But if they are struggling to sell you might be lucky! Can't hurt to ask, you're in a great position as a cash buyer.

We bought a new build about 10/11 years ago for 330k, we wanted to pay 315k but they just would not budge on price.

It’s definitely worth a try though!

We did negotiate a number of things including an upgraded boiler, full tiling throughout the hallway floor and bathrooms, granite kitchen worktops rather than bog standard mdf, an extended patio area, turf, bifold doors rather than patio doors, etc.

We probably got £15k worth of extras or maybe more, rather than getting 15k reduced off the price.

We got £5k off asking price, but this was an "Xmas offer" then negotiated upgraded kitchen and bathrooms, flooring and 5% deposit paid. They wouldn't reduce the asking price, something to do with maintaining the overall property prices, but were willing to try and make up the reduction with their upgrades..... obviously that's going from their over inflated prices!

1st home (first time buyers) £15k off, stamp duty paid, flooring, appliances and a few other upgrades included
2nd home (had buyer agreed and a counter offer agreed with another builder) - £15k off (had already been reduced by £15k), £9k of ‘upgrades’.

Don’t ask don’t get!

This time of year is shit for house sales ,
developers have cash flow to think of
I would say in your position with funds in place
you are in a good position,
why not try it
they can only say no or come back with another offer
