I've just sold my house and looking at a new build this weekend. Its fixed price is £345k and top of my budget already. Will I be able to negotiate a reduction and what other additional 'optional extras' am I likely to need to factor in!?!? TIA Blush

It varies a lot. Sometimes a lot is included.

Possibly

Turf
Fencing
Topsoil
Flooring

There will be an extra charge for kitchen and bathroom upgrades.

Then when you move there will be curtain poles, shower shelf, towel rail. Stuff you just take for granted.

We got 7k moving cost, upgraded kitchen and fencing and a flooring package. On looking they all seem reluctant to budge on price.

We got ours to pay our stamp duty and legal fees. The headline purchase price didn’t change

Just negotiate hard to get all the extras included.
Or do you have to get new build? Isn't it like buying a brand new car, e.g you're paying 20% more than an 'old build'

We got 5% deposit contribution, upgraded kitchen (but couldn't pick options on it as they had already been ordered), and a very good deal on part exchanging our house that they ended up selling for at least £10k loss.

As others have said, you will spend a lot on fittings when you move in, and we spent £6k landscaping the garden, plus flooring which wasn't included for us.

Be prepared to make an offer and walk away, hold your nerve and see what they come back with. They will not reduce the sale price but will most likely do some other offers.

I agree they won’t want to budge on headline price. We got stamp duty paid, legal fees contribution, upgraded kitchen, flooring, tiles and appliances. Have you done your homework on how sales are going? If they have a lot that have been hanging about they will do more. Where we are they are still building and selling and it must be slowing down as they are advertising a deposit contribution on certain plots straight off.

From local groups - totally redoing the garden seems the norm. Possibly needing drainage too so it’s not a bog.

Check all rooms actually have insulation. New front doors in some.
Electrics check.
Pipes and leaking in or from bathrooms as not connected properly.
Dormer windows need resealing.
My friend had to pay for fences!
Flooring.
Redoing the bathroom so it has furniture with storage and not just a basic sink and toilet etc

Just a quick one and I’m sure you’ve already thought about this, but have you asked whether there are any annual estate management charges?
