Moving to outer London, Kent or elsewhere?

Hi all,

I'll be going from being a joint mortgage owner to starting out on my own.

I work in zone 1 London but I have been commuting 2.5hrs each way, 2-3 days a week (best case scenario) for two years from my house.

My company have been very accommodating in allowing me to travel off-peak and during working hours, unless there's any meetings/locations I need to travel early for, therefore my cost of travel usually comes under £26 each day I'm in.

Being able to travel on off-peak tickets instead of a season ticket coupled with owning a house made the pain of travel a bit more bearable.

Before buying/moving into my house, I lived in elephant and castle for 6 months, and earning far less. I found it unbearable due to cost, little disposable income to enjoy things and lack of space/greenery.

I'm a childless 25 year old female with friends in London, but will be also keen to make friends in my future area.

I would love recommendations on areas with;

  • Green spaces, natural spaces to walk.
  • I'd love to live near the seaside.
  • Quiet and calming.
  • Commuting time 30mins–1hr20 is perfectly doable for me.
  • I'm not bothered about the London cultural experiences/bubble & nightlife
  • Preferably living on my own.
  • I can comfortably afford £600-£900 rent.

Leigh-on-Sea? (I'm assuming that rent amount is per month for a room, rather than self contained accommodation?)

Thank you for the suggestion. I've just done a rent affordability calculator and I could comfortably afford £1,300 in rent apparently. Yes, I'd prefer to rent a 1 bed flat, but would be open to rooms also.

Is there any scope for remote working if you purchased a property outside London? Perhaps you can still live near the sea but it sounds like you need to remain relatively close to London for work?

It would depend where you are commuting to? Maybe focus on areas on train lines that go near to your work.

Where do you work in London? Which train line is the best to get to that location?

It'll be very expensive commuting in from the coast and rents won't be that much lower than outer London. Leigh On Sea is a good suggestion or look at towns in Kent perhaps on the Trainline you need.

Outer London boroughs like Bromley have quieter, greener areas also.
