Modernising a house cost

Hi guys, currently in the process of selling our home and buying so nothing concrete as of yet, but there has been a nice home that is in an area we like that has been on the market a while. It was originally over priced and the seller looks to have reduced it. It's a lovely home, but definitely needs a bit of TLC and has got huge potential if you modernise it a little. Basically, we would get Wood flooring in the living room and new wall paper - size 11.11 x 13.11 ft , - Bedroom 1 , Size 8.8 x 16.9 ft ( new carpet and wall paper , - Bedroom 2 size 11.4 x 8.8 ft ( new carpet and wall paper , - Bedroom 3 - size 9.7 X 7.4 FT ( New carpet and wall paper ). Conservatry looks really nice so nothing needs doing there. Kitchen looks fine. Bathroom is a little old lady looking, but that can be done at a later date and wouldn't be in a major rush to sort. Just wondering if anyone had an idea of potential costs? Just be good to know a rough estimate so when we are ready to proceed, we will know what to come in with and what to possibly hold back for refurbishments

I wouldn’t dream of reducing the price because you want different wallpaper, carpet or wood flooring. If the bathroom is very tired and dated, I’d assume that was reflected in the price.

hey? i'm not sure you have read my post properly. Just asking what would costs be for a property that needs a little TLC so we would need to know for our budget

Yes it's redecorating not modernising! Modernising is like changing out the lead pipes or rewiring etc! This is no basis to reduce your offer.

Sounds like decorating rather than modernising or renovating. It's hard to estimate costs for decorating as it is very dependent on where you live, how much you will do yourself and what level of finish you want.
So DIY, maybe £1000 for the lot. But if you want expensive paint and flooring then it could be 50,000

£3000? Depends on the flooring you choose for the living room as that and the labour can add up. Another £5-10k on bathrooms depending on if you get tradesmen in or a firm that does it all.

I don't think OP is talking about reducing an offer so much as understanding how much she can afford to offer and leave herself enough funds.

Bathroom - 7-8k
Carpets/flooring - 10k
Wallpapering and painting - 5-6k

This was for me for London 4 bedroom

Our new bathroom was £10k 4 years ago. Not particularly very high end. We are just outside the M25.

Our bathroom was £13k last year (London, medium spec equivalent to a standard 4* hotel bathroom - looks nice but no jacuzzi bath or mood lighting).

Decorating £1k per room if you are paying for it, £100-200 for sugar soap, paint and fillers if you are doing it yourself.

Floors - this is going to really depend on what you are putting on the floor! I’d budget £10-15k if you are going for high quality wool carpets and wooden floors, obviously much cheaper if you use laminate and cheaper carpet.
