hi folks - we're newer to the london property market but looking to buy in the belsize park area due to proximity to work and schools. My partner likes this home: https://www.rightmove.co.uk/properties/153856976#/?channel=RES_BUY

I don't have a good sense for how overpriced this feels, whether mews are a good investment, if it will increase in value. I felt that the kitchen and living area were a bit small even tho bedrooms are good. price is higher for us by a couple hundred thousand to be frank. Any opinions?

Of course people like outside space, especially in Spring/Summer. Makes a property more desirable.

What's your actual budget, factoring in all the costs involved. 2 bed in that road 850k. I would go for a garden flat if you can, I wouldn't pay extra for an occasional bedroom. There are some lovely flats with share of freehold, are you set on that area.

London flats haven’t increased in value in nearly 10 years, they are a terrible investment.

Look at the maths and see if you are better renting, if you can’t guarantee you will be there for at least 4+ years then you will likely lose money.

With a million+ budget I would get a house in Finchley and get the tube or rent a really nice flat.

My flat has almost doubled in that time 🤷‍♀️

@221BakerStreet my son lives in a flat share just around corner- lovely area- fantastically handy for 3 different tubes plus the overground and easy to walk into Hampstead or Camden - it's a high price but it's 3 bed and nicely done and will always be in demand!!

I couldn't cope with that kitchen, how tall are you both?

Plus that dormer looks directly into your main room and vice versa. I mean we are overlooked but not to that extent.

I think you can do better, and I wish EAs would stop using ridiculous wide angle lenses.

The main group of people that you'd struggle to sell the property to in the future are the type of people that are moving out. Those with young children.

Having to carry your shopping up two flights of stairs, plus child, plus buggy potentially, then not being able to just leave the kitchen door open for fear of the child climbing onto the bench and over the wall would really put me off.

I can't comment on the price as I don't know that part of town much, other than to know it's a crazy expensive part of town. Compared to other properties nearby it looks a pretty good size for the price.

The actual mews looks nice, bit crowded with cars and bins, the arch is the back view, I'd prefer a garden.

For the same budget you could get a bigger apartment in West Hampstead and have better transport links.
