Who knows about H.I.P's ??

I asked my estate agent to put me in touch with a HIP preparation company only to look it up online and discover that the list of documents for the HIP we already have from when we bought 2 years ago. The only thing we didn't have , the energy performance certificate we have arranged for this week at a reasonable price of £60.

Quite a difference to the £350 plus VAT this solicitors wanted to charge to collect the documents. And looking through the documents even if I wanted to replace them with this months land registry entry it would only cost me about £4 and £30 for the landsearches.

Is this one giant ripoff or am I missing something?

Are the documents I have from 2 years ago(completely unchanged) still relevant?

It is a huge rip off and even if you have all teh stuff which in theory should speed up the process it makes no odds to the bank or building society who still want their own criteria covered

We are selling a flat and have to do a HIP.. Half of it doesn't apply to the type of property we are selling anyway - a complete waste of time and £340!

they are a waste of time but your searches will need to be up to date and done at the time of putting the property on the market.

then the buyers solicitors will redo them anyway if they are older than 4 moths.
