All - I would like to have your opinions on Grantham . I am planning to buy a property in Grantham NG31 postcode ( around Gloucester Rd) . We had a visited the house and liked one . I have family with two kids & got no idea on the place overall . My initial opinion over internet views and chat with some locals around , has made me feel confident.

As I have no idea on this place and chosen this place just based on the train service it has to London ( Work , 2 days / week ) & proximity to Nottingham / Leicester , I really would appreciate if anyone has their opinions on this place or anything to be considered before buying .

There are good schools around based on internet searches but apart from no additional info on the issues surrounding them .

I know social life is bit off as it gets calm in the evening which is fine with me , not a party goer .

Appreciate your inputs.

Disclaimer: I'm a bit out of date!

It's a grammar school area, and the secondary mods vary quite a bit. The one nearest to Gloucester Road is West Grantham CofE (which I still think of as St Hughes) and which has had a troubled history, certainly until very recently. All the primary and infants/junior schools are fine.

It has everything you'd want activities-wise, but still manages to have the feel of being dull and down at heel. There's definitely an underbelly. For reasons I've never understood, given the size of the town it's proximity to the A1 and other major roads, the main east coast rail line and major RAF stations, why the powers that be seem so intent on downgrading the hospital.

Agree that it's got very good train connections and good road connections

St Wulfram's and its chained library are historical and architectural gems. Belton House (NT) on the edge of town has regular events and a great adventure playground.

Shopping is average to poor

House prices are low

My only experience was visiting Belton House a fab NT property for kids to enjoy!
Near the A1 so lots of places in reach.

I don't know Grantham very well but we have friends there who have brought up their family there, not that far away from your area of interest, no problems.

Snooty people will probably say it's dull and rough and there aren't enough hipster coffee shops and boutiques but I honestly think your experience of a place depends on your attitude.

The trains to London are x10 better than Nottingham/Leicester (my line), I travelled on an Azuma last night and it was like first class in comparison.

I used to live there, I went to Kings and then Central school, which I believe is now Priory Ruskin, both were good. It was fine when we lived there, theres a really nice garden centre opposite Belton House. WhenI lived there it was big enough to have all the services/places you need, without being big enough to be busy. Many evenings as a teen were spent in the bowling alley.

The area in which it stood was, for quite a long time, troubled (high markers of deprivation, high unemployment, high crime - I think it ranked in the national worst 100 for a while - as I said Grantham has an underbelly). The school was low achieving, and bumped around in Requires Improvement and Special Measures.

The school changed names more than once, but has now been academised and seems to have consolidated improvements. There have also been many initiatives to improve the Earlsfield area in which it stands. The newer housing (such as where you're looking) isn't associated with that legacy.

I don't want to damn the place - but realise that posting as I have tends to do that. But you may as well know now as find out later what the recent past was like.

BTW, the Grantham Journal is clinging on by its fingernails, you might want to browse through it to see what sorts of things are going on.

I moved to a village on the outskirts of Grantham a few years from South London a few years back.

Heres what I find

Good
Train links - not only to London , Grantham is on the East Cost line, so you have direct links to Leeds ,Newcastle , Edinburgh for that weekend away.
Schools very high ofsted rating for most and Primary schools class sizes are below the average.
I would say if you do the trip a couple of days to London , you will be fine , if you have to do it every day , it might grind on you.

Attractions on the doorstep - Belton House and Gardens, Belviour castle, Grimsthorpe Castle, TwinLakes , Woolsthorpe manner.
House Prices
Probably what attracts most people from outside the area in the first place, you dont need me to tell you what extra size and space you get for your money.
Country Pubs - So many nice pubs just a short drive away.
Potential
Town center very recently when a 2 million make over on its market square - while it can argued whether it was the best use of public funds, it does show that there is an appetite to improve it . Theres going to be a fine dining restaurant next year and theres already new nice cinema built a couple of years back and the town is attracting some shops that traditionally wont have come eg just last week an artist opened a shop - some links below.

Otherwise the town center itself is very average , not terrible but not great. Some good cafes , bakerys , restaurants. You can argue improving and I personally dont think the shops I mentioned wouldnt open if they didnt feel the same. You really need to walk around it and judge for yourself. Personally I drive 30 minutes to stamford if I want a shopping day out.

But the town center isnt its selling point , if the town center was perfect you would be looking at much higher house prices. How much time with Kids do you spend in a town center anyway- i personally prefer the outdoors and bigger hosue space these days.

More potential coming in the way of an designer outlet . Although that has stalled and cant promise that will ever happen , but various sources suggest it will. You will have to do you own research.

Also the East midlands mainline is getting a huge upgrade. If that all works out you will get more reliable trains and with in Cab signaling tech , dare I say it 35 min trains to london by 2029 as they can reach speeds of 125 mph.

So the last 2 mentioned are planned - so you cant make a decision on that as I cant say 100% they will happen, but if they do house prices are only going up,

Crime -
I lived in South London , so my perception of Crime is a bit different to maybe some others, but if you read about a bit of shoplifting in shops in the local paper rather than stabbings etc. probably like most areas you get better and worse areas. Earlsfield as mentioned in another post is a council estate area and suffers from crime so Id personally avoid buying there . That sounds very snobby , sorry . Do some research it no worse than everywhere else.

Funnily enough when I moved to Grantham , i looked at Gloucester road and thats a good area , I would also look at one of the surrounding villages, Denton, Barrowby, Harlaxton, Great Gonerby as they are nice areas.

Like any areas theres good and bads but i would say its value for money and I personally like it. Everyone is different so please dont have your mind made up by a forum , you have go up and spend a few days there and paint your own picture.

Thanks to everyone taking time in providing inf about this place , I appreciate it & really helps me in making an informed decision . Personally I am starting to believe as good place to settle with my family considering with value of money I am getting to purchase a house (+transport,schools,shops around ) .

For kids I enquired today over some clubs, there are all necessary clubs am looking for like Music , Karate, Football, Tennis in short distance and at 'reasonable' prices .

As someone rightly suggested , I will definitely spend few days and decide over.

You'll find all those activities - there are plenty of sports clubs, Scouts/Guides etc; annual music festival, good choir at St Wulfram's.

And it's got a very good table tennis club, producing international level players

Couple of unusual pubs for the grown ups - The Beehive on Castlegate which has a living sign, and the Angel And Royal - one of the oldest inns in the country (founded 1203 by the Knights Templar, and it's where Richard III signed the Duke of Buckingham's death warrant). Both do rooms if you're looking for somewhere to stay for a few days, but the newer chain hotels on the edge of town probably have better parking.

That's another thing Grantham does slightly wrong - traffic doesn't flow well and is often really mucked up. Not helped at times by the number of HGV drivers who don't seem capable of believing the signage on the low railway bridge on Harlaxton Road (which featured on the top 10 most struck bridges in the country)
