Purchasing property - timeline ?

Looking for a straight forward step to step guide for purchasing property please (even bullet points)

We've seen a property offers been accepted today, got the AIP but more concerned about being approved at full mortgage application, previously had issues. This purchase is heavily dependent on getting the required amount by the bank. Not sure what I need to instruct my solicitor at this point, when to apply for searches, and where does the home buyer survey fit on the timeline, should I wait for the survey results before applying for searches?....HELP PLS

Usually it's the solicitor who sends off for searches. Basically there are two things happen in parallel

  1. Instruct your solicitor - solicitor contacts sellers solicitors - your solicitor will receive drafts contracts from the sellers - yours will send off for searches and raise enquiries with the seller which may go back and forth -when satisfied with enquiries they will send you a report on the title as well as contracts to sign ready for exchange.
  1. While this is all happening, get on with your mortgage application. Once it's approved the bank will send a copy to your solicitor. If you are getting a home buyers survey you do that too whenever you like really. We waited until our buyers had had theirs done on our property so we knew they were serious.

You should really have got a mortgage offer in principle. I’d see a mortgage adviser. They will know the best lender for your circumstances.
