Conservatory cost central Scotland

Hi hoping for some advice. My mum has just been quoted almost £33k and just under £29k for a conservatory 3m x 3.5m so pretty small, glass’s roof, coming out from kitchen in her small cottage. She lives in Falkirk. Is this reasonable? I don’t want her being ripped off.

I mean prices are all over the place atm but that sounds pretty steep for such a small room.

Depends I guess on whether there are any special requirements, whether it is designed to fit sympathetically with the house, what the materials are etc.

There is no way I would pay that sort of money for a conservatory of that size. But people want what they want I guess, and prices can vary hugely depending on the locality.

3 quotes is normally the norm to be able to tell whether anyone is coming in super high ?

Thanks GasPanic. She had a third but the company didn’t bother to turn up. I’m not sure if she’s contacted anyone else though. It’s a pretty standard build she wants. I think I’ll see if she can speak to builders and maybe get a cost. She was expecting it to be around 15-18k it seems extortionate for a conservatory.

My brother paid 20k for something similar 3 years ago in central England.
30k seems steep to me. I wouldn't have thought a small single storey extension would be loads more than that.

Ive seen adverts locally in Northern England for 20k but I dont think thats with a high quality roof. Whats more important is a trusted builder. The thickness of the glass roof may be playing a part. Lightweight tiled roofs are also quite expensive. Does that quote include a radiator/sockets etc?

Is there a base or does that need to be put in? As PP, flooring, lighting, power, heating, steps etc.

I was quoted nearly 30k just to replace a conservatory. Dwarf walls , foundations, electrics all good just the timber and glass to be done. Bit further north than your Mum.

There’s not enough info to tell, it depends on all sorts of things like the ground work , construction type, glazing , roof, heating , flooring , electrics, building warrant , is planning needed. How is it “ coming out from her kitchen - does a wall need removed and steel beam put in, do they need to move existing down pipes or SVP at the back of the house etc

It’s often a lot more complicated than sticking a box on the back of the house.

Thanks very much for all your answers, very helpful. I actually don’t know about foundations or beams involved. I think we were both just a bit staggered at the quotes. Maybe they are reasonable given the work involved. I’ll ensure she gets another one from someone reputable. Thanks again.
