Hi,
I have been under offer since June mortgage is soon to expire.
It's come to light the vendor solicitor has actually not done most of the work up until October. The vendor solicitor has now gone on sick and apparently they are not sure when she will return and apparently there is no one else that can take over the case. It was being passed around to whoever had availability, but apparently that is adding too much stress now.

The EA says they can't chase things and just plays a minimal role.

The biggest gripe is the windows my solicitor is pretty certain they'll be insured but I'm now thinking in an effort to have one less enquiry potentially better to re-negotiate?

Any tips to make them hurry up is appreciated

This is your sellers problem to sort out.

Why aren't they looking for a new solicitor if the current one is off sick and colleagues can't cover the work? Surely the seller isn't expecting you to wait until the solicitor returns? That could be weeks/months...

The seller doesn't seem to be in a rush at all, she's very nonchalant about everything. I have threatened to pull out and it hasn't bothered her.

I agree it's the vendors problem to sort out. If I found out my solicitor hadn't done any work for four months I would hit the roof! But also I wouldn't have let it get to that point either.

Depending on what stage you're at I would make a really specific deadline. E.g.

We have sent our enquiries. If we do not receive responses to enquiries by X date then we will be withdrawing.

(Or whatever the next stage of the process should be)

It's a few more then exchange and completion I expected to complete by November

@MotherOfRatios sorry but your seller/solicitor are taking the piss. I had an offer accepted on a house at the end of July and completed last week. Are you in a chain?

The vendor is buying somewhere, but they are ready to exchange&complete apparently that is all good to go

Update
I emailed a new offer based on survey results and the fact the sellers solicitor have been unable to resolve the query, the EA is refusing to put the new offer forward.

additionally they still haven't passed the new solicitors details over to mine....
