Hi, I am going to complete on a property soon which has extended lounge diner. This last extended space is opening up to the garden and has French doors. This area is separated with beam.

I have attached the planning, and a picture of that space. I can not think of anything what will be use of the last extended space at the rear after the dinner area?

Can you please suggest some ideas what I can do with this space or what kind of furniture will be suitable (current stuffs seen the picture will be cleared) ?

Many thanks
DB

Well it all depends how much other space you have and the make up of the family living there?
Assuming this is the only reception room I'd have chairs or a sofa by the window /doors and if you intend to have a dining table, put it further back in the room. If no dining table then a desk /workspace.

It woud be more useful to see the plan for the entire ground floor. So, is there a separate lounge elsewhere? Does the kitchen also have a dining space? Does the kitchen also have doors onto the garden? These would all be things that would impact my decision making. Plus lifestyle. eg we have a kitchen/diner at the back with door from the diner onto the garden, and a more traditional lounge in the front. For years, we had a dining table in the diner but a few years ago we realised the lounge is big enough for the dining table to fit and actually, converting the diner to a seating area looking out over the garden and for chit chat while in the kitchen was better for us. Other families may disagree - eg if there are young children doing homework and you want to keep them handy while you're cooking or whatever.

I would expect that area to be for the dining table, as it's described in the floor plan. Is the Lounge big enough for both? I think that once the big unit is removed it will seem much wider and more useful.
If you don't need it as a dining room I'd have a reading area with a nice overhanging lamp for the evening and a side table to put a tea tray on, so that you can sit in the sunshine of the patio doors or in a cosy corner at night. And plants. Lots of plants.

A quiet reading area.

Is the furniture along the right hand wall staying? If not then it will be a bit wider than it is now.

unless your kitchen is large i would want to knock the kitchen and dining area together and maybe put doors between the front room and dining room.

HI Thank you all for your responses. I have attached full ground floor plan and the diner area next to that extended space I was talking about.

Just to clarify this extended space is in addition to the lounge and dining area so my dining space and sofa and tv area etc are all sorted.

Many thanks.

yes rest of the lounge excluding this space is long enough for dining and living space.

We have an extra reception room leading onto the garden. We have low Skandi style furniture and the drinks trolley in there! I love just sitting there with a coffee or glass of wine watching the birds in the garden.

So you have to walk through the lounge to get to the dining room?

The gap in the kitchen cabinets and the cupboards up against that wall in the lounge suggest that there might be a boarded up door? I'd ask.

If there isn't/wasn't a door there, I would ask somebody to quote to add one.

Which way does the house face?

Yes, From hallway as seen in the layout access to lounge which is leading to Dining area and that extended back space to south west facing garden.

there is no door the gap in the kitchen cabinets against the wall and I have also thought same to put the door which connects Kitchen with dining area directly .

Garden faces south west.

Can you do this? Gives a nice bright kitchen diner, separate living room and closes off the utility (which IME are not places you want on show)
