Would you put your house in the market now ?

Is it worth putting our house on the market now ? Or is it better to wait until feb/march
I am just worried it will sit waiting for long if we put in now and then we wont get full asking price
Is a 3bed semi

Well you will only get full asking price if it is priced realistically anyway in this market. There is not much stupid money around at the moment.

I guess it depends whether or not you fancy having teams of people wandering through as you are putting your Christmas decs up. Also, if you do get a buyer surely you are going to have to start looking for another place yourself pretty smartish. Over Christmas.

I think we are pricing it fairly but my fear is that not many people will be looking now so it will stay on without any viewings !
There are hardly any on the market in our area

There is going to be a push on for people to complete before new tax year so they don't pay more stamp duty, so I would have said go for it!

We put DM's house on last week and we have seven viewings this week, I do worry that if we don't get an offer from these early viewings then momentum will be lost towards Christmas, but there may still be people hoping to beat the stamp duty changes, although it will be tight, or those that were just waiting for the budget and are now impatient to go.

A friend has been advised by 2 agents this week to wait until after Xmas to launch which I was quite surprised at.

Houses tend to sell better in Spring time, so I'd wait but make sure you use this time to stage your house properly to make the most of it.

A house has come on the market which is absolutely perfect exactly what we are looking for so we thought let's just put ours on and if its meant to be it will be !
We are seeing the other house today not sure if they would entertain an offer if we haven't sold yet though !

Isn't that just for second homes ? Our house is not really a project for a developer i would see it more as a first family home so i don't think it will affect it

Stamp duty changes in April regardless of whether it's a first or second home. It is reverting to what it was before Liz Truss brought in the lower level.

Yes the limit at which we all start paying stamp duty is reducing in April

So if I buy right now I don't start paying stamp duty until £250,000

From 1st April that changes to £125,000

So alot more people are going to be paying some stamp duty and this is having an impact on the market.

My DD put her late fathers' house on the markt a month ago. Seven viewings in one day. 6 offers, all 25k over asking price. It's now sstc. I think it depends on the area and a realistic asking price. Her DF's house is near a large general hospital and a rail station on main line into the city which probably helped. We think the buyers are doctors at the hospital.

The change in stamp duty is only relevant to first time buyers

It's way too late for that!! Buyers only at the stage of searching now won't make the deadline

They certainly could make the deadline if the sale went through smoothly. The deadline is 4.5 months away. Even taking time out for Christmas would still leave a pretty good chance as long as there's not a long chain

I think it depends on the market in your area. Our area has always been buoyant but has taken a definite turn in the last few months and very little is selling. Even properties that are well priced. There is loads for sale and it seems to be taking 3-6 months for sales to be marked under offer on rightmove. I’ve been watching since August. We put ours on the market for a month in mid Sept to test the waters, we had a few viewings but no offers. We took it off after a month and decided to wait until next year. This was all before the budget too. And ours is a good first time buy house in an overall quite expensive and popular area with great schools locally. I’ve tracked throughout and almost everything that went on the market before ours is still for sale, and that’s everything from small flats to million pound houses. It’s just very slow, buyers seem to be very cautious. It’s a huge departure to how things have been here for a good 5 years. One of the reasons we took ours off is because despite there being lots for sale, there wasn’t anything we actually wanted to view even if ours went under offer. Hoping for a shake up in the new year!

If you want the other house, you have no choice but to try to sell as quickly as possible.

We had the estate agent over he is absolutely adamant that is fine to put in market now 🤷🏻‍♀️they were 3 properties in our street in the last 3 months and all are sold so i don't know whats the worst that can happen really ? I am overthinking it !

We liked the house but it needs alot of work to be livable and not sure if we would have the budget for that . Not worth offering under the asking price when we haven't sold yet so we will just wait for the time being until we have sold .
