Anyone getting more viewings on their house now the budget has passed? Is there a rush to complete before end of next March re. stamp duty or is this more nonsense from EAs trying to get my house on their books?

After Christmas probably will be busy as people will want to complete before the stamp duty changes

There will possibly be an increase in house sales before Xmas as prices are rock bottom after lots of recent price reductions due to recent uncertainty, but I don’t think these lower prices will last tbh.

Both buyers and sellers will also be aiming to complete before the stamp duty increase kicks in although they will be running out of time.

Unless you are prepared to take a hit on your selling price, I would wait until the New Year to list a new property as I think the only ones that will sell now are the ones who have already heavily dropped their prices as there are lots of bargains to be had at the moment and you would have to list it at a lower price to compete with these sellers.

Lots of sellers will take their house off the market by Christmas and re-list in the New Year/spring when prices stabilise or even increase as the dust would have settled post budget.

I honestly don’t think the stamp duty increase will affect sales moving forward anyway as it’s only a few grand which you could knock off the price of the property when you offer, estate agents strategically and rightly so, over value listing prices slightly anyway to cover for lower offers from buyers.

I do think buyers may have already missed the boat on low house prices unfortunately and they will start to gradually stabilise or increase.

I don't think prices are 'rock bottom'.
Things that need a load of work may be takinf a while to sell but nicely presently houses with a good location are selling very well.

Well I have a nicely present house in a good location (albeit very old) and only had 3 viewings in three months, and that was with a big price reduction so not sure what is going on...

I agree with you, well presented houses are selling well but it is a quieter time of year. I don’t think dropping your house price this time of year will make a difference. I actually think prices will stabilise and maybe slightly rise by next spring. So I do think house prices are as low as they will get unless you do have a house that needs lots of work as you say, Savvy sellers won’t lower their price this time of year as it’s pointless, they will just take it off the market and try again next year when the dust has settled post budget.
