we had 0 viewings

we've had our house on the market since October, we've had no offers, changed agent, reduced the price 3 times and still no offers. We've had about 70 viewings, about 15 - 20 2nd viewings and apparently close to an offer but not an actual one put forward. It's sooooooooooo miserable. We are in south london.

we are now thinking that if we don't get an offer by July we'll take it off and wait till next year. the thing is we have 1 dd 18 months and pregnant, just had scan and we were hoping to be somewhere with 3 bedrooms so that after the 6 month baby in with us, he\she will have own room.

just moaning really, v frustrating situation to be in, anyone else in the same situation? bloody credit crunch and lack of mortgages in the news not helping either

We are just taking our house off the market.
Were hoping to move to New Zealand, but just can't afford to reduce anymore. We'd have less equity to take over with us and our whole reason for emigrating (to have a better lifestyle for ourselves and our boys) would be impossible.
So, we are taking the view that it is simply just not to be.

Have you asked for honest feedback from the agent? 70 viewings - there must surely be a common thread here. If your house has been on since Octiber, then the credit crunch can't be responsible for it all.

what's your situation clam, are you trying to sell?

thanks for your post lizzylou, maybe waiting for a while might be what we need to do, read somewhere that most people aren't wanting to buy for at least 6 months to see if there is a crash, who knows?

my girls have shared a room from when dd1 was 3.2 and dd2 was 6 mths. It can be done ok - IKEA do small cheap cots so you can still keep your 18mo old in hers if you want. It saves you the stress of trying to move. We have three dds now hence our need to move - but if our current sale falls through we are staying put and doing something - who knows what - with the house. I cannot stand any more stress!

Just sold - complete tomorrow. But not buying though. Just an interested observer of the housing market over a good few years now.

post a link to your details on rightmove and we can have a look and see whether we can identify any problems.

EAs are often rubbish. They do very little for their money in my opinion (particularly now that most people just use rightmove and primelocation) and are often reluctant to say what they really think about a property.

Just thought i'd join this thread as soooooo much sympathy with you SEN!!

My Dp and I have been trying to sell since Oct 06!!. Had a buyer after 3 months then she pulled out as we had no-where to go (we are 'guzumped' twice right at the last minute .

Since beginning of last year we have noticed 9as have lots of other people in the town we live) that the housing market is painfully slow....and that was BEFORE all this talk of a credit crunch etc. personally I think things have been changing housing wise for a while but no-one wanted to face up to it.

We have reduced our asking price by about 15% and have been told to reduce it any more would be madness. We have even thought of auctioning but agents have told us that would be madness too.

Would love another DC but Dp deadset against it as we live in a truly tiny 2 bed cottage, we are cramped as it is! I really do sympathise, I understand the upset and frustration and STRESS of trying to find something better for your family but not being able to sell.

We have just taken our property off the market, mainly because our mortgage offer has now expired and we will not get anything nearly as good now. Also I need a break from all the uncertainty and constant tidying! ! We have decieded to do the place up a bit, rent it out then rent something bigger ourselves for a few years.

What keeps me going is that the economy will sort itself out eventually.
