We have a new build, it was a year old when we bought it from the original buyers in the middle of the summer.
The heating does not appear to work properly. The boiler is a baxi on an unvented tank system (not combi) and heating is controlled by the Danfoss TPone thermostat system in rooms with radiators without a thermostatic valve or ability to turn down or off at all.
I can’t find proper fitting guides but everything I have found generally says the thermostats should be fitted. In the coldest room in the house. This has not been done.
Downstairs it is in the small enclosed internal hallway, there is a second bigger hallway where external door is. Even setting this to 30 degrees the south facing kitchen/living/dinner is only just comfortable and not really long enough i.e we don’t need to be in room by the time it gets warm, whereas the north facing sitting/living room is unusable as even with the thermostat radiator set to 30 its too cold to comfortably sit in there at all now its come colder.
Upstairs the control is in the second bedroom, again only turning it up 28 degrees worked to get the master bedroom or bathrooms ( bedroom and ensuite all north facing and the above a none heated garage, main bathroom east facing) anything near warm enough to want to take your clothes off in. I put a thermometer in the bedroom and when we had it set to 20 it was switching off the heating system when the master had only managed to get to 17.5 degrees.
Turning it up upstairs is just not viable as 9yo in there and they have been waking up and dripping in sweat past few nights. Its also like a furnace when I go in on a morning.
This all seems like madness. House still under warranty but just wanted to get people’s thoughts before contacting the developer / Danfoss.
We bought a new build because we thought at least the heating would work its colder than both our previous period properties. We’re considering a log burner for the front room I can’t see another way of getting it warm enough.
