Hi im new here and just wondering if anyone could help. I'm trying to sell my house and hoping you can help me with your own experiences. We are currently on the market and had a few viewings. One couple seemed really interested, asking lots of questions about the neighbours/schools/area, etc. They did bring a tape measure to see if the furniture they had would fit, which I thought was a good sign, haha. Anyway, as they were leaving, they said they had a couple of other properties to look at and would let us know ASAP. Is this what a lot of people do, or is it a sign that they aren't that interested and felt they had to say something. They did spend about 45 mins looking round then went for there children so they could have a look too. Sorry for the essay thank you Louise 😊

45 minutes is a long time to view a house. Usually it’s 15 or so. Another positive is bringing the children to see it. I’d say that was a good viewing, and you might well get an offer from it.

Until you’ve an offer on the table no one can say, even then until you’ve exchanged it can all fall apart. You just have to take one step at a time.

Sounds promising, maybe they do have some others they want to compare or maybe they are making it sound like that to not sound too keen.

Thank you I think I'm over thinking things as I know the house we love has had a lot of interest and I'm wanting ours to sell as soon as possible so not to miss out. We have got a couple more booked in so hopefully won't be too long 😁

We had a family look at ours, they were here for ages and asked loads of questions. Came back for a second viewing and were still wandering around the area an hour after the viewing so we were really excited this was going to be our buyers.... they offered 100k under asking price as they'd done 'extensive research' into local house prices....

We were gutted, the agent blacklisted them and we've since sold for full asking price. My point is never assume the people viewing can afford the house and never believe they're going to offer until they actually have! That was the worst one we had but we had loads that seemed like they were going to offer but didn't.

You genuinely never know until a viable offer is on the table...

We are in the process of selling and buying right now. We had a viewing from a family who have family members in our street/estate. Estate agent litterally said this is the one to buy it they loved it. Radio silence 🙄

We did get a buyer but it's just about the right person right time

I hope that's not standard practice. We viewed a house which was listed for about £50k over our maximum. We DID tell the agent and asked if it was worth everyone's time us going along. To which they said they'd speak to the seller and let me know. They called me back the next day and said they'd made and appointment for us to view. We LOVED it (no surprise really it was the biggest / best one we'd seen, hence the price) offered our maximum - which we'd told the figure to the agent in advance - and the agent got all huffy and said they wouldn't accept more than £25k under asking. Which is fair enough, it could probably get more if they wait, but it's not my bloody fault!

Sometimes the ones who offer hardly spend any time viewing, they’ve pretty much made up their mind beforehand

The time-wasters, strangely, take ages to look round and ask very obscure questions and are really not seriously interested

Thank you everyone. I guess we are just going to have to wait and hope that someone doesn't beat us to the house we love before we get an offer. Who knew it is so stressful selling a house haha. I have been in my current house 20 nearly 21 years now and we was first time buyers so haven't a clue about it all. Here's hoping 🤞
