Which house layout would you prefer
option 1. 3 bed garden,drive 805sq ft
option 2. 4+study, small garden, garage and local park around 1200 sqft

Not sure I fully understand your question but there is a big difference in size of the houses so the larger house would appeal much more. 805sq ft is quite small for a 3 bedroom house.

Bigger house - more space is always better in my opinion. I like the master bedroom with ensuite and dressing room.

House 2 is 50% bigger than house 1. So why is it even a contest? Are the prices and locations similar?

If just for me I'd prefer the smaller house. If this was for a family with kids the bigger house is better. But, location and situation is also very important to me so that would be a major factor in any decision.

Both very different houses, if they are a similar price then it has to be the location.

My preference is to be near a train station.

Can you comfortably fit a table in the kitchen of the bigger house- it looks an awkward shape

Hi, so yes we’re a family of 2 adults and 2 children aged 4 and 6. Both are similar prices bigger one is a tad more but still in our budget. Smaller one has a decent garden 8x12m.

The bigger - the kids can have equal sized bedrooms instead of one being stuck in a small box room.
spare bedroom which could be a spare or a playroom them teen hangout plus a study if either of you have to work from home

To many "it depends"

I mean, if they were next door to each other, then (with 2 children) I presume everyone would choose 4 beds + study over a 3 bed.
But if they are not too dissimilar in price, then the much bigger house is presumably in what is seen to be a less desirable location.
Of course, what is desirable for one family is less important for another.

I would be taking into account school catchment (travel to current Primary and catchment for secondary); commute to work; access to public transport; how quiet / busy it is; parking; access to other things like Drs, dentist, library, (park that you mentioned), a high street, takeaways, etc etc etc.

I can't get the image large enough to see the detail.

There must be a catch or major missing info to have two such differently sized houses at similar prices. Location? Neighbours? Work required?
