Town house - noise

needahouseindurham · 29/10/2024 15:28

Looking at houses. There are some new build (probably about 10 years old) town houses for sale.

We are currently detached and I'm curious about noise travelling through walls.

Does anyone have experience of this type of house? Do you hear next door neighbours?

Thanks

I lived really happily for years in a terrace but after my last two experiences and now after living in a detached home I would never do it again.

New build townhouses might have better soundproofing and you may not be as sensitive to noise as I am.

I have one.

Three storeys.

Some very barky dogs next to me. Other than that no noise.

Quid pro quo as I play a brass instrument

Following because I'm currently buying one of a similar age. Never lived in a modern house before so it's a jump into the unknown.

I live in a relatively new build s/d town house.

Hardly heard the neighbours while I have been here.

The noise proofing is better I think than in older houses.

But you can look in the design of the house, for example is your staircase against their living space so providing a buffer against noise.

Ultimately loud barking dogs and stuff like kids running up and down stairs are always going to cause noise that you can hear in a s/d house.

I think it depends completely on the developer and the quality of the build. I've lived in two different new builds (one mid-terrace and one end of terrace) and the sound proofing seemed really good in both, although I think the neighbours were quiet anyway.

needahouseindurham · 29/10/2024 19:06

I think they were built by Barratts.

I'm pretty sensitive to noise I think. But also I worry my family are probably quite noisy! (Maybe not more than most but I do think my husband sounds like an elephant moving around!)

Do you mean where in Durham is the house I'm talking about - Sheraton Park.

Or do you mean where in Durham do we want to buy? Central Durham, Neville's X or possibly some parts of Fram.

I would say it may just depend on your neighbours. If you get neighbours with barking dogs, any soundproofing won't make much difference. Likewise with musical instrument players. We hear our neighbour's little boy running round the house being chased by his dad and squealing etc every day but we are in an older house. We also hear talking and laughing as our neighbours have very loud voices. We can't wait to move!

Oh no I'd really not like that!

Depends on the type of rooms adjoining or if the staircases are adjoining. A semi or end terrace with adjoining staircases is beautifully quiet compared to a house with living rooms joined.

Because it's not in Durham which is where we want to live.

Victorian townhouse - not too bad due to the layout but can hear piano, diy on walls etc but our neighbours are pretty calm so hard to judge.

I know someone with a Taylor Wimpy 3-story semi-detached town house and the noise transfer is appalling.
You can clearly hear talking, TV, doors slamming etc.
They can't wait until they can afford to move out.

acunningfox · 30/10/2024 12:39

We currently live in a three storey terraced townhouse.

We have families with young children on both sides but rarely hear anything apart from occasional running up/down the stairs on one side (I assume their stairs are next to this wall).

midgetastic · 30/10/2024 12:52

It depends on the build quality - can be great , can be dreadful

OhMaria2 · 30/10/2024 12:55

I lived in a new build townhouse for a few years. It was terrible, think tv noise, people walking up the stairs, doors closing. It was pretty flimsy construction, but I'd never live in another one after that experience.
