Seen a house I like

Seen a house I like that ticks all of my boxes and is close to a beautiful park and a mainline train station (ideal for work/trips to London/York and Edinburgh and for my eldest who is commuting to/from Newcastle University). The house has obviously been on the market a while as it was reduced back in August. Not viewed in person yet but what do I need to do to put an offer in (if I wanted to)? Long time since I bought a house!

I’m going through a divorce and the family home is on the market but has been on a few months. Would they wait for me to sell mine?

Do I need a mortgage in principle?

I’m a bit clueless with house selling!!

Won't accept your offer until you have accepted an offer on your current house, no harm in viewings though. So you are ready to offer if you sell yours.

They should allow you to view it seeing as your own house is on the market, but the Sellers would probably not take your offer seriously (if you make one) because you would not actually be in a position to proceed.

Would you need a mortgage after selling the family home? If so then you can get an MIP online in a few minutes to get a very rough idea how much you could borrow based on income, outgoings etc

I’m assuming you need to sell the family home for a deposit. They would potentially wait for you to sell your home. It’s been on for a while so it doesn’t seem like you will immediately lose out to another buyer, I guess the issue they decide it’s not worth selling and take it off the market before yours sells.

Some estate agents might not let you view unless you are in a position to proceed but as it’s been on a while, they will also want to let their clients know there is still interest. Get a mortgage in principle, work out who you will be using for conveyancing and surveys. Be as ready as you can be for when your house sells and hope it’s still on the market.

Also - if your family home has been in the market a few months with no offers @Goose72 it is likely that you will need to reduce the price to gain some new interest

I'm also trying to sell my house following divorce and so far have missed out on 3 great houses I loved, as sellers (perfectly reasonably) wouldn't accept an offer unless mine was under offer already. I've given up looking now until we accept an offer on ours.

It's a very soft market where I am (commuter town in the SE) and a lot of houses have been taken off the market entirely - I imagine because people expect that post-budget and a rate cut, the market will improve. Nothing seems to be selling quickly.

I wouldn’t remove a house from the market from a seller who isn’t procedable.
