Offers Over..... ?

What does it actually mean? Is there a set amount above that which the sellers want?

We'rr relocating back to the UK and, after months of watching the market and virtual viewings, we have finally found the perfect house for us. It's been on the market a week.

It's listed with an offers over price so we went in with an offer at 1% over that price - we are in a great position as are cash buyers, no chain, looking to complete asap (subject to survey and searches of course) as I'm pregnant and want to be in somewhere before the baby arrives.

The offer was rejected. No counter offer, just an explanation from the EA that the sellers wanted a 'higher price'.

We waited a couple of days then put in a revised second offer at 2.5% over the price. Also rejected, again no counter offer.

What would you do now? We love the house and haven't found anything else suitable but we are right at the top of our budget now.

Do these people actually want to sell? It's an empty house, no upper chain. The EA has been no help whatsoever so we don't know who the seller is, why they are selling or how much they are hoping for etc. It just seems so unethical and a complete waste of peoples time to list the property at a certain price to get interest but actually want a much higher price.

Feeling very despondent tonight.

Our house is currently "offers over" but it's because it's indicating the lowest we can go and would accept - we're desperate to sell (only been on a week but feels like a year 😫😂) as have had offer accepted on our dream home... and we would bite off the hand of anyone offering our lowest possible amount!

I'd be minded to leave the offer on the table and look for other things in the meantime

I'd leave the offer on the table and see what happens after they've presumably had some viewings over the weekend.

We sold our house with "offers over"
and it sold at that exact amount, not a penny over! But that was the only offer we had. Does the offers only price sit at one of the Rightmove price boundaries? If so, that means it's been priced to be visible to people looking just below who may want to stretch their budget.

Another thought. What sort of house is it, what is the seller's situation? We bought from elderly man who'd lived in the house for decades so we included with the offer that we were a family living locally looking for a house to buy where we could walk to school and work. We'd actually relocated from elsewhere in the U.K. into rental rather than being "local" but we didn't include that bit! If it's been a family home some sellers will like the idea of selling to a local family rather than someone from overseas.

Honestly the EA has been pretty rubbish so far, we've struggled to get any information out of them at all. The property is empty and there is no upper chain so we are guessing that the homeowner may have died and it's being sold by a family member but we don't know for sure. It's all extremely vague which is why I'm starting to wonder whether they actually want to sell right now or not!

I've asked them to stress our strong buying position and the fact that we are a family of 3, soon to be 4. That I'm pregnant and would like to find a family home before baby is born etc etc. Don't know what else I can say to them.

The price does hit one of the RM search parameters so that could be it!

If there's more than one executor of the will they could be arguing about what to accept! Eg one would happily accept your offer, the other is holding out for something higher and the third has disappeared on holiday and isn't answering the phone. Or the third doesn't want to sell but can't afford to buy the other two out...

Thank you to everyone who took the time to reply, I wanted to come back with an update for anyone else in a similar position reading this thread in the future.

We held our ground over the weekend when I'm sure there were more viewings going on. We left the ball in their court with the offer on the table, did not increase, and heard on the Tuesday morning that they had decided to accept our offer of 2.5% over the asking price.

Happy days! Now just hoping for a quick and relatively painless sale so we can get in before baby arrives.
