Beautiful property how much to modernise ?

So DH and I considering this house only just onto the market today. I said to DH it needs at least £200k spending on it, new kitchen , all bathroom, not sure what to do about windows etc.

It’s a stunning house, you could do it to your taste gradually. Windows are lovely. Nothing needs immediate work. The second house has been ruined

So guys took on your comments re the road, we did a Saturday drive by and it was so busy, it's the full on thorough fare. DH has said no to the property and I get it, I don't think we really realised how busy the road can get.

The semi is too close to the train station so back to square one. It's ok cos we have plenty to finish in our house but annoying too as such a gorgeous house.

There is no point in having a beautiful house if you are constantly bothered by a busy road. I would far rather buy a house not on a busy road even if less beautiful - all houses can be made beautiful. Good luck with the search. You haven't sold your house yet that should be your priority for the moment.

Hello, we've decided no on both. We saw the first house and got super excited but after a couple of drive bys it's just too busy on the road. It's not obscene but still busy. It'll sell quickly anyway, we spoke briefly to the EA and they said they go very quickly. I know that might be EA talk but we've been told that in the past too. Onwards!

Good, sensible decision. I am a firm believer the right house is there for everyone, neither of thes were the ones.

Sensible decision. If I were spending that sort of money, I would not compromise so much and choose a busy road. That's quite apart from the fact that I don't think period homes are really your thing! You will find something better in the future.

You can’t offer £100K less just because you don’t like the owners’ style! Those things don’t “need” doing. You just want a different style.

@puzzlingtree I think I love the idea of them but also thinking about bills and maintenance I think we need to think about that too. Glad I came on here and asked opinions!!

A buyer can offer whatever they want for any reason. The sellers can accept or decline for any reason. Realistically, the great majority of people buying at the price point will want a fairly new, high end kitchen, bathrooms, etc and will factor those cost in when making an offer. This house seems over priced anyway compared to the last one that sold which is the same size but less dated and has a swimming pool. The OP has decided against both houses anyway.

Well yes, in theory, we’ve bought 6 houses, selling again ATM . I should have said “reasonably offer”.

just a couple of 'general' thoughts (I see you've decided not to buy either of these)

the second one, I like a kitchen/dining/family space, BUT I don't like that one, it looks like a cheap flat or studio, the kitchen looks very small & squeezed in.

i quite a mix of old & new, but I don't think they've done a very good job of it.

the first one would cost me a lot of money to make it nice/mine. Yes the kitchen & bathroom are 'liveable ', but spending that kind of money on a house I want more than liveable.

i wouldn't 'modernise' it, I'd put a period style kitchen in, replacing that 90's monstrosity & an in keeping bathroom in replacing that yucky one.

id also redecorate, & replace all the curtains I'd do it sympathetically (in keeping with the period) but in colours/designs I like.

it woul be expensive to do.

but P2 id decidedly be redoing lots of it too, I think those wallpapers are awful, can't remember what else, but a lot of 'that would have to go'.

Goof luck selling yours & finding something you love!!

Sure but that's totally subjective. Compromise may be needed, depending on the market.

The house is lovely just slightly dated. We spent £150k 4 years ago on our refurbishment /reconfiguration - every single wall was touched in some way - knocked down, extended, holed up. We had a small extension but it was more knocking down the conservatory and building proper walls. We did the kitchen and all bathrooms. I think yours are mainly cosmetic changes
You could easily knock through from the kitchen to the lounge, a lovely space for a kitchen diner

Please don't ruin the period features of the property. It's lovely. If you need more square footage, how about an office pod / summer house in the garden - way cheaper than an extension
