Advice please - right order to do things

We’re about to complete long-awaited purchase of an Edwardian house with lots of potential but in need of upgrading. I need to do the following - am I getting the order right?

  • Electrics - rewiring & adding extra sockets and lights
  • Upgrading radiators
  • Re-plastering walls & ceilings
  • Replacing wooden floors

I keep reading that you should do skirting after new wooden floors but how does that fit in if you weren’t planning to replace skirting? Do I need to just accept I need to replace skirting to make it look best?

A floorer might want to remove the skirtings in order to lay the floorboards properly. When they're taken off they often break, so you'd best budget for new ones.

If you're going to that level of disruption and cost you might as well replace the skirting boards

Yes definitely! Always do a rewire first!! Is the boiler being replaced or any movements of bathrooms and kitchen that will require plumbing?

Skirting would come off with the re plaster usually- floor fitter fitted mine in my lounge.

Don’t mix up replastering with skimming. Replanted is hack the walls back to brickwork and plaster. Skimming is just preparing the existing and putting a thin skim of finish over the top.
