Should I relist in the spring?

Property has been on the market 6 weeks. We've had 5 viewings and no offers. All positive feedback so far...
We know it's the price, as we've pushed for the highest recommendation. We would consider reducing but we've gone with quite a 'posh' agent that is charging a high commission.

We want to change agents and go in at a lower price.

Is it worth doing it now? Or would you wait until the spring to put the property on again?
I don't know if I'm overthinking it but are people going to be put off viewing near Christmas and in the colder months?

Any advice would be most welcome!

I would check your term with your current EA are you locked in for a time period. Give yourselves a break and relist in new year would be my advice !

I would take it off and start again in the Spring. Christmas is so busy, do you want to be doing viewings when you have family and stuff everywhere?!

Pictures will look better in the sunlight too and the break will mean it won't look like you're desperate. It'll look like a new listing.

Is there a reason you don't want to just reduce the price with the current agent? Is it because of their high fees or a different reason? Do you have a tying in period with them?
On balance, I would probably just re-list now at a lower price now. If you are in no hurry, you could start again around after Christmas or even in early March when the photos might look a little better. However, I suspect a lot of people have the same idea (Spring listing) so there may be more competition then.

The agent has been good and we only had a 6 week term with them so we can give them up.

Their high commission means that we will be more flexibility to reduce the price with the new agent with lower commission.

If you were looking for a new house would you go on viewings in November and December?

I guess it depends whether you think the more expensive agency actually adds value and would secure you a better deal. It doesn't sound like it based on the low level of viewings and lack of offer.
If I were a serious buyer, I would be looking at Rightmove all the time. I do think people are waiting to see what the budget holds and are concerned about the poor economic outlook but that isn't going to change for the better next year.
