Buyer pulled out. What to do next

Our buyer pulled out a few days ago. This was due to them losing their own buyer and them choosing not to relist right away, rather than an issue with the survey.

We hadn’t found a house to buy yet so as rubbish as it is, it’s not as bad or stressful as it could be.

We’re not sure what to do, the market is dead at the moment and nothing has been listed in the last few months that we would want to buy. We are desperate to move as we have massively outgrown where we are and I’m not sure I can face holding off until spring to relist but equally wondering how likely it would be that we’d be able to find somewhere even if we relist now and manage to get an offer again. I don’t want it to languish on rightmove just because we’re relisting at a rubbish time of year.

Can anyone help me make a decision please? The thought of cleaning and tidying for viewings again, especially in winter, fills me with so much dread..

Sympathies - our buyers also pulled out a few days ago. They are first time buyers and didn't think they would be able to complete before the raise in stamp duty thresholds in March as we haven't found somewhere else yet. Agents seem confident we will find another buyer soon but I'm not convinced as took 2 months previously and we're now heading towards Christmas. Part of me thinks carry on as we've got this far but another part of me thinks I need a break from it all and to take it off the market and re-list next Spring. Also could try with a different agent as I'm not too impressed with the ones we currently have. It's so hard isn't it?

I’m sorry you’re in the same boat @ImagineA it is really rubbish! The stamp duty change in March/April seems like ages away but I guess it’s probably not with conveyancing timelines taking into account Christmas break etc- were your buyers particularly nervous?

We’ve decided to re-list. I really cant be bothered going through the horror of viewings again but I don’t think I’ll ever be willing again, so better now than never. Our estate agents haven’t been great either but I’ve found the wording of their contract re: introductions too confusing to risk spending extra money changing agents at this point.

I hope you get your sale in the end, whether in the spring or now if you choose to have a go again listing now. Fingers crossed for both of us!

Yes I think mine were very nervous first time buyers and starting to stress that we hadn't found anything. Another chain free property came up and they went with that instead. We're London so stamp duty for them would be c6k - a lot of extra money!

Good luck too @LeftButtock! glad you've made the decision. We're going to weigh it up fully over the weekend. Looked around a couple of properties yesterday and one of the agents said it will be very quiet over the next two weeks anyway until after the budget and then the next interest rate decision but hopefully when there is more certainty things should pick up.

We got our buyer weeks ago but they are post-survey haggling with the price and still haven't got their own solicitor on board, meanwhile it's been impossible for us to find a new home because we don't quite know what's in the pot, and are now facing a winter market on the back of a very quiet Autumn market. We are considering re-marketing in the Spring because the concern is that we will accept an offer on ours now, won't be able to find anything until the market picks up next year and then the prices might go up to compensate for the stamp duty so we will be selling low and buying high?
