Fully furnished but non holiday let rental

Hi all
As the title suggests, I own a 4 bed house which is fully furnished and I rent it out using Airbnb, not as a holiday let, but to families needing temporary accommodation (usually between house moves or while work is being done on their property)and who have had to put their own stuff in storage.
For some years my husband and I lived at the same property in a small 1 bed annexe in the garden at the same time as the renters.
From time to time, we would decamp back to our house (for example over Xmas when our children came back) and then rent out the annexe.
We do not have AST's because our renters only ever need to rent for between one and six months and they do not want to be tied into a 1yr tenancy agreement - and neither do we.
Our challenge is what we can claim for in terms of allowable expenses and tax relief etc.
I cannot find a single article or any guidance whatsoever about people in my situation; either by HMRC or anyone else. It's either FHL's or Tenancies. We are neither.
Does anyone have any thoughts or experience in such a situation?
Hope to hear from someone soon! I cannot believe I am the only person doing such a thing!

even though there is no AST it’s simply a standard residential property letting.
as you’re letting for over one month.

Agreed, the fact you didnt have any sort of contract doesnt matter - its a standard residential let of 2 properties.
