How long does a survey take?

I know it's a bit of a piece of string type question but how long roughly could I expect a survey to take on a standard mid 90s 3 bed house with no obvious issues?

I've agreed to show the surveyor around for the landlady who is selling (she's allowed us 2 months rent free to help with the costs of moving so I'm happy to do this favour for her) but I've got a nervous dog who is scared of strangers so just wondering how long I will need to tell H to be out with her!

We just had one that took about an hour (also had DP out of the house with our nervous rescue dog!) not sure what level survey it was, but we are a two bed so maybe budget for 90 mins? You can always ask when they turn up how long they expect to be roughly too.

Thanks, that's helpful! Google was saying anything between 2-5 hours and I'm really hoping it won't be anywhere near as long as that!

Can I just leave him/her to it or do I need to be available for... I don't know lol but will they need me to be with them?

We had a level 3 structural survey and the surveyor took about 3 hours.

We had a level 2 survey done on 3 bed house. He took 46 minutes. I know as I was out in the rain walking our reactive dogs!

What do they actually do in a survey? Our buyer is likely to want to do one in the coming weeks.
Am I best to be there when the surveyor is there, or let the agent do it?
The house is only 15 years old, but there's a tiny bit of damp near a dormer window which I'd really rather they didn't find and make a fuss about!

It does depend on the level of survey I think with level 3 being the most intrusive. They will almost all use damp / moisture reading equipment though.

Lot of problematic dogs living in houses needing surveys it would seem 😂

I hope ours is as fast as yours 🤞🏻
