I've seen a house which has lovely outside space but can't figure out if we can make the bungalow space work for the two of us.
In an ideal world we'd have a larger kitchen somehow separated from the lounge, larger bathroom, possibly a small utility space and two bedrooms. I was thinking we could extend the lean to along to the kitchen, perhaps with double doors opening onto the garden.
Can anyone help or suggest where I should start for inspiration?

Yes, it looks as though you could do that. How well built is the lean-to? Has it got any foundations, damp proof course, is it well sealed? If not, it might be better to build a proper kitchen extension in that space - and provide access to the lean-to, greenhouse or whatever it is from there. Or from the bedroom next to the kitchen, if you plan to knock that through.

You could put your utility stuff in the lean-to.

The two 4.3 x 3.1 bedrooms are the obvious ones to keep. When rearranging the other spaces, you need to think about traffic flow as you won't want every room having hallway access only.

To be honest, no idea how well any of it is built! Hope to view next week and find out more. Think I'm just trying to figure out how much we'll be spending on renovation. Also just abit rubbish at visualising this.

It will cost a fortune to do an extension.

Cheaper fixes are knocking the cupboard into the bathroom to make a larger bathroom. If you aren't in London then you could probably get that and a new bathroom for £10-15,000.

Then you could knock through the kitchen into the neighbouring bedroom to make a larger kitchen diner or a larger kitchen and a utility.

This would be pricier and you would possibly need a steel. Not sure how much but probably a minimum of £20,000 and probably a lot more.

I could keep the lounge and the 2 bedrooms on the right the same, make the bathroom bigger by using the little hall and cupboard, then take away the lean too and create a full length extension, to the front of it a utility/storage area, then have a large L shaped kitchen/diner/living space with the vaulted glass ceilings and bi-folds to the garden. Or alternatively make the smaller bedroom as a Jack and Jill bathroom from main bedroom/hallway, turn current bathroom into the utility, retain the bedroom by the lounge as a 2nd bedroom and do a
smaller extension of the kitchen to link up with the lean too (if the condition is good enough). Lots you could do with that, it looks like the kind of property I will be searching for when the kids leave home

And don't forget 3 bedroom bungalows (even with a small 3rd) sell for more than 2 bedroom, even if the 2 bedroom has a big kitchen!

But your plan is ok apart from the lean-to question mark.

I always remember a friend saying that the layout of bungalows is so important but I never found out why! Also a disabled person who lives in a bungalow didn’t like have their only toilet (which was in their bathroom) used my visitors as she felt it was invading her privacy. I guess she felt embarrassed with the hoist etc.

Any extension down the side where the lean-to is will block up windows. That bedroom between LR and kitchen already only has a window into the lean-to. Consider how you will get light into what will end up being the centre of the house, even if you knock through to other rooms with windows, you still are likely to be pretty gloomy in there.
Also, if you keep the footprint of the lean-to you are basically making more of a corridor than a room. It's already narrow and any extra insulation, plasterboard etc to make it a proper space will make it narrower.

Move the kitchen and a utility to the lean too area if possible or add an extension when there lean too is. Steal so space from the living room too make a bigger bedroom x

Blimey, thank you all. Lots to think about and I'll read through properly tonight.
Definitely would like a bigger bathroom than @playingatlife suggested and really think this lean-to could be expanded on.

Like mentioned, light is an issue, the flat roof perhaps should be changed?

In the meantime, if anyone has a moment, could you check out the bungalow link?

I'm now wondering where the front door should go and if I'd add some bifold type opening up to the outside.

Is it likely to be snapped up for the land for redevelopment? Looks like a small house on a large plot and i note it's going to best and finals?
