Is there a way of seeing how much houses have recently sold for?

We’re currently in the process of selling MILs house and also looking to buy.

As we’re comparing estate agents it would be really useful to see how much they’ve listed properties at recently vs how much they’ve sold for but I can’t see a way to do this? Zoopla don’t seem to have any data that is that recent and right move ads just show that the property has sold but not for how much.

The estate agents we have met with broadly seem to have two approaches. One to list the property quite low with offers over, get lots of views and start a bidding war to drive the price up, the others suggest listing high and then dropping the price in a few weeks if there’s not much interest.

We’re leaning towards one approach but this data would really help as they all tell you they have a good track record of getting a good price!

In rightmove you can see sold prices for houses in a postcode. Go into the website, click on house prices and put in the postcode. However, it will only show you the price once available when all completions etc have gone through so it won't be immediate.

Lots of websites offer this - just google “sold prices X road”

However there is a delay, the sale has to complete, then the solicitors send the details to the Land Registry, then the land registry updates the public information… all in all this means you can usually only see sold prices from 3-4 months ago or before

Yep you can do this on zoopla and right move and the land registry. Just Google 'sold prices' however there is a lag of a few months for the sale to be registered and filter through so you won't get very recent information unfortunately. You could also just ask the estate agent 'what have you sold recently that's similar to this property and how much did it go for'. I only say that because one of my potential agents had a couple of recent examples that she shared with me when she came to value.

Thank you. Maybe I’m being really thick so apologies but take the house here as an example. I can see what it sold for but how can I see what it was listed at?

Oh I see, you want the listed prices not sold prices. Sorry didn’t read properly.

I don’t think you can, unless with googling you can find the original sale listing page.

Best bet is to ask agents

There are browser extensions available which will show you the previously listed prices of houses currently for sale on right move.
One of them is called property bee, if you Google you will find more.

You're asking for different things, I don't think you'll see the listed price only the sold

Zoopla sometimes shows the listing but you'd need to sign up and log in to see them

You could try using google lens on the photos. On this one it brought up some other marketing websites, it looks like it sold for its asking price.

Thank you. It’s what I suspected. I was just hoping they’d be one place where you could compare prices listed svd prices sold.

You can register (free) with a website called Get Agent and they will compare agents for you. I used it when I sold my Dads house. The website lists agents in your area and gives stats on their fees and what percentage of properties sell at the list price or higher, average number of weeks on the market etc.
