Why would the price a house sold for NOT be on the Land Registry website?

Just that really. I know the property sold and when (February this year) because we’ve spoken to the new owners at the pub a couple of times (“why don’t we just ask them how much they paid?” says DH, who isn’t restricted by British social mores) and other properties which have sold more recently are already in the LR website so can’t simply be a timing thing.

It’s partially just nosiness but also we’re remortgaging in the next few months and any desktop valuation is likely to take into account sales of similar properties: if this one sold for what it was listed for or above, indicating what ours might be worth, it would really help boost our LTV.

Have a look at Zoopla and Rightmove in case.

But Zoopla and Rightmove take their sold prices from the Land Registry. If the price really isn't on the LR, they won't have it.

I think there's a delay of about six months before sold prices appear on the land registry. Was it sold in February as in the transaction completed in February, or as in sale agreed in February but then by the time the process was completed it was two or three months later? It might just not have appeared yet.

I think it can take a great deal longer than that. I remember about six or nine months ago reading people complaining that transactions were not there after 14 months.

It could be a timing / admin issue I suppose - they completed and moved in in early February, and subsequent properties sold in the area are in the LR, so I’d assumed not. Not sure it’s related to having a mortgage - I’ve previously bought without a mortgage and the sales have been recorded on the LR, LR data is about transactions of land not the financial instrument on them, I think?

It’s not of mega importance, would just have been helpful. And besides, I expect next time DH sees them he’ll simply go ahead and say “my wife wants to know what you paid for your house, we’ve been looking for the details, how much was it?” anyway 😂

Did you say pub? Commercial transactions are not listed publicly iirc.

Edit - re-read op and it's not the pub. Misunderstood.

This. If it's not residential property then it's a business transaction and the financial arrangements do not have to be publicished. But also as it's a pub its value has no bearing whatsoever on the value of your house.

Ours never went on and we have no idea why.

a friends never went on and was told it was because it was a repossessed house she bought.

I'd also be interested to know the answer to this. Our NDN moved in 11 months ago and the sold price still isn't there. (Sheer nosiness on our part!) I think someone in an office may have just forgotten this one.

We didn't have a mortgage and ours is on there but our neighbours ex forces isn't. It's been years but it's never appeared.

Ours isn't on as it was purchased as a repossession, however the deeds can be purchased which does show details of what we paid.

Ours took 8 months to show up LY! A few houses that sold around the same time were on before ours. I'd just wait as there's a big backlog.

they Sometimes don’t go on, no idea why. I’m still waiting for alocal house to go on four years later. It’s back up for sale again now so may update with both prices when it does sell.

They aren’t always accurate anyway, I knew someone who bought out the other party and the price looks ridiculously cheap.

There is a house in our chain which was was intrigued how much it went for but it's not listed. All other houses in chain are

You can choose to have that information withheld. Our house still shows as last purchased in 1997 for x amount. We purchased in 2003 for y, but our solicitor decided to tick the box for privacy. No idea why!

We gave my mums house (which I inherited) to DS and it's not showing. Maybe because it wasn't a sale just a transfer of owner?

Could the people who bought this place have actually done something similar? I'm not sure what but it's an idea.

DD's (& her neighbors who moved in the the same time) certainly wasn't on there after 2 years. We were told there were huge delays at the land registry.
ETA I've just checked & it is now on there, so it was definitely a delay rather than just not appearing.

Why by? As that’s not one of the reasons.

one of the most common reasons op is if it’s bought below market value ie a repossession.
