Our mortgage offer will run out

Our property is taking ages and I'm worried we will have to reapply.

The sellers onward property is a probate and it is causing issues. My sellers seller "has not signed the initial contract" so they can proceed with searches.

I'm not sure what this means? I don't remember signing anything before we committed to searches or anything.

Can anyone advise wise ones.

Obviously will speak to solicitor but seller called me to explain and solicitor is on leave. I was made aware of the delay last week by solicitor.

you can ask your mortgage provider to extend the mortgage offer

I do not want our seller to have to move into temp accommodation as she is really unwell.

EXCEPTIONALLY bad form of the estate agent to market a property before probate has been finalised. Do you know how long it's been in progress? It can be months and months... (Ours was 4 months once submitted this time last year, can take much longer to prepare).

Other than that you'll have to speak to your lender and hope for a good deal.

You have to sign paperwork so the solicitor can start the process of selling/buying. For you that would mean searches, for the probate house that would mean the legal beneficiaries need to sign to get wheels in motion. If that's not started yet you could be in for a long wait

That happened to DS and Dil last month. It only took a few days to get another mortgage offer. It didn't affect their house purchase which is still going ahead.

My seller informs me it's step- siblings who are the sellers of the probate property.

This does not bode well. The offer was accepted 6weeks ago.

But what stage is probate at? That's the biggie - could be months yet!

6 weeks is not a great deal of time in house buying land.

Most mortgage lenders will extend the offer for an extra month past the initial six month deadline without forcing you to do new applications and credit checks.

Have you made it clear that you have a mortgage deadline?

Our mortgage offer ran out and our lender would only extend it for 2 weeks on the agreement from all parties that it will complete within that 2 weeks.

That does seem to be something that some lenders have started doing in the last 1-2 years, although when I spoke to First Direct in July, they told me it'd be a month.
