A stunning property (at least at first sight) has come up in a popular road in my town. Every picture oozes with elegance, brightness and greenery. However, am I right in thinking that it must be a nightmare to keep warm, and that it would be perfect in somewhere warm like Spain, and not in the Midlands?

Not my cup of tea, I’m afraid. Really don’t like low ceilings and the arches are very dated. Windows are too small, too.

I don't think it is particularly bright or green. It looks quite dull. Nice, but dull. Too much brown.

The only access to the upstairs bathroom is via the bedroom, meaning that the people in the other three rooms need to go downstairs to use the toilet and bathe/shower.

It's really nice. But personally the fact that there's no room for a dining table in the kitchen, and you have to walk through the hall to get to the dining room, would be offputting.

I also would want more than one bathroom personally for four bedrooms.

It will be expensive to heat with all those exterior walls and windows. The garden will be a lot of work (and looks like it needs some TLC).

It's so beautiful. Possibly cold, although would that matter?! The thing that caught my eye was the picture looking across the driveway where all the ground near the building is wet and the ground away is dry. But I get very twitch about damp, drainage, flooding etc. A chilly but dry house would be fine with me.

The heating costs would depend on the age of the house and whether its insulation has been updated and is sound and up to modern standards. The access to the garden looks awkward and narrow, but could maybe improved.

I've just clocked the pool/pond situation. I'd be filling that death trap in pronto which wouldn't be cheap.

There aren’t enough soft furnishings so it would who echo and not keep heat, unless you spend a small fortune on curtains, carpets etc. Also with the open spaces, it would make it difficult to keep spaces warm.

Not keen. Those weird stuck on beams on the kitchen ceiling - awful. Totally uncosy and soulless.

Sold in 2018 for 490k. Looks like the owner before current owner did a quick touch up and sold for huge profit during the post-covid crazy market.
Very awkward layout: huge utility, huge entrance, but relatively small lounge. Huge ensure but tiny downstairs shower. No downstairs wc for guests. Flooring looks cheap.

I noticed that too.

Otherwise a nice looking house. But really, you'd need to convert one of the bedrooms into a bathroom.

I don’t dislike it, but it’s strange that in a house with so much space, it’s ended up with a disproportionately large en-suite to one bedroom (albeit with an odd, poky little loo in the corner), and no other bathroom facility upstairs, and a shower room downstairs, when you would just expect a cloakroom. Could have been better planned.

Nice spot. Yes it was absolutely crazy round here during end of Covid markets.

Is this actually your house, OP? I don't think many people apart from estate agents (whose commission depends on it), would describe it as picture-perfect, stunning, or oozing elegance.

It is a nice enough house but has an odd layout (I agree with the bathroom comments) and the rather neglected looking swimming pool would put a huge number of buyers off. I would definitely wonder why it was back on the market after only two years, but I am sure someone will buy it if the price is right.

I like it and think it does have a Mediterranean feel. The EPC says it can be lifted from a D to a B - I didn't read it, but the ad says the windows are double-glazed so would probably cost little to fix that.

The bathroom situation's weird, though! While I do love a downstairs bathroom, I love it as an 'extra'. I'd want to put a bathroom in one of the bedrooms. Or even make the middle bedroom into two ensuites. Moving cost just escalated!

Too big for the site. Badly laid out and the decor (especially the flooring) is not to my taste at all. Plus, next door is very close and the garden area near the pool looks like it needs serious work.

I'm assuming by the age of it there is no insulation in the walls. But the attic, if there is one, could probably be insulated.
It looks like stucco over brick, so if it's got double brick walls, it might not be that cold.
The kitchen is drop dead gorgeous.
Some of the rooms have modern light fixtures which don't suit an old home, but that's an easy fix.

The layout is awful. That's a lot of space to heat, and is going to be expensive given a lot of it is double aspect and/or single story. And there are no doors downstairs because of all the arches!! Someone has gone all grand designs and knocked it about without covering some really basic bases in terms of livability. Because of the upstairs bathroom situation, it's unbalanced in terms of bedroom vs entertaining space.

Personally I'm not into those clean, just-been-renovated-top-to-bottom but with mid spec finishes in a period property. It lacks any charm. Looks like it's aimed at mid level 'executive' with the office bedroom.

And the rugs are too small.

The garden has nice potential but no one has done anything with it so again it just looks like a liability currently.

I would probably want to reconfigure to fix the above as these will always be a problem.
Swimming pool - could be amazing, could be a pain in the arse. I would worry about running costs for that

This for me too. Lots of space but very weird configuration. Not necessarily a problem as I would change it, but obvs that costs. Would want more bathrooms that’s my main gripe.
