Converting part garage to utility

Hi
We have an internal garage and would like to convert around 2/3rds into a utility room.
Has anyone done this recently? How much was it and any useful tips?

We thought about doing this, but in the end ruled it out on account of cost because of some annoying quirks of our house- we’d have to run water to and drains from the garage to make it a utility, but we’ve got concrete floors, so have no floorboard to run pipes underneath. If I had normal floors with floorboards I could lift I would have definitely gone ahead. So I would say check your floors first as it could have quite an impact on the price!

Thanks Speaka. We already have basic plumbing in garage (sink) so I guess this will be less of an issue for us.

Check whether you need planning permission to do this. Integral garages are often restricted by conditions on the original PP to protect parking provision and can't be converted with permission to relax the condition.

We converted our garage. Initially we thought it would just be a storage area/ gym . But it looked so good when it was finished that it became a sitting room. It was the whole garage we converted as it was full of junk so we never parked in it anyway.
We did need planning permission and a completion certificate from the council. But our builder helped arrange all this ( he did multiple garage conversions) He also allowed us to see other garages he’d worked on .

@RunnerDown this sounds amazing would love to see pics! We plan to do similar to the garage of the house we are buying but have no idea of costs and how long it would take.

Had a quote for £15k to convert our integral garage to a room to be used as part utility part upholstery work room (replace door with window, fully insulate including the ceiling, proper walls and floor plus plumbing and drainage, no decorating). No need for planning permission as it falls within permitted development. Waiting for other quotes but thought it would be about £20k.

Thanks all. I believe ours will fall under permitted development and nice to have a pleasant surprise on price @SleepingisanArt I was hoping around 20k too.

@iloveyoubutilovememore
ours was about £20,000. But it was a big double garage. We had a window put in at the front. Could have spent more and had French doors at the back. It took a while to get planning permission but only about a week to complete once the builders started.
I do wish I’d planned it as a sitting room from the start. We didn’t really think about flooring and in the end rushed to get laminate floor fitted by one of the joiners before the builders left. It would have been better to plan flooring beforehand to ensure we got something we liked a bit more. I also wished we had thought more about where to get new electrical points and where to put the radiator.
I also got a cupboard built into the room to hide our boiler which was in the garage before . It’s great for storage too - and our freezer is in there now

Following this as we are about to do something similar- converting half our double garage to a utility and a gym. Also doing a downstairs renovation combining our kitchen and dining room, putting bifolds in etc. Got builders starting to come round this week for quotes

We converted the loft space above our double garage into a home office earlier this year and it's fab. We extended our tiny utility room into the garage space and put in a proper staircase. Finally i have a decent sized utility, with enough space for clothes airers and a treadmill. We had to get it all signed off by building regs, but no need for planning permission. Cost was just over 35k.

Gottoloveatakeaway · 30/09/2024 21:48

Decent size utility is my dream @Skinnylegend. @afrikat our ground floor is totally open so we are are also looking to put a wall back in again between lounge and dining room. We really want one separate cosy space again.

We converted a workshop next the house last year. It already had electric and water, but as other poster above we also had some sort of floor/drain issue that added maybe £2k to the cost. As that was being dug up anyway we added a small wet room. PP not required but needed Building Regs from the Council.
We replaced a door with a window, replaced 2nd window with DG, fully insulated walls and ceiling, took down existing plasterboard walls, divided room into 3, decent wood floor, plumbing for utility area and wetroom, hot water supply, tiling, electric lights, sockets, decorating, flooring. Total £22k, could have been more, but I sourced all the materials.

Thankfully we have a large lounge too so will still have that as a separate space, just really want the kitchen / dining room sorted will hopefully make the house flow much better
