Building Regs and Conservatories Advice

I will be asking the conveyancing solicitor to clarify but they are the ones confusing me Blush

I'm about to buy a house that has a conservatory built on. The sellers did not build it, it was there when they moved in approximately 6 years ago.

The solicitor has stated there are no Building Regulations Approval paperwork and advise me not to proceed without it, nor get an indemnity for it. However, from my basic google search, it seems conservatories do not need either planning permission or building regs if under 30 square metres and have a separate heating source (which this has).

So does anyone know which is true? Normally I would follow my solicitors advice but it seems to be at odds to multiple web pages stating the opposite. Does anyone know if it does actually require BR?

Sounds odd. We bought a house with a 20year old conservatory which had been added on several owners back. Nothing was raised.
If it pre-dates the sellers then surely they aren't liable? It will probably pre-date the current building regs anyway.

I don't know about the regs but do know we bought a house with a conservatory with no paperwork for it. It's not terribly unusual and nothing disastrous has occurred as a result!

The 30sqm relates to building regs only.

In planning terms a conservatory is treated like any other extension. They tend to be fairly small, and not high, so can often fall within the permitted development limits and not require full planning permission. However, this is not always the case.

It is smaller than 30 square metres so I guess it doesn't need building regs then.
