Best area to live in or near Cheltenham?

Potentially relocating to Cheltenham next year. Budget £3m
Looking at Cheltenham College or Dean Close for schools. Would want to be within 15-20min drive of schools and not too rural. Somewhere with a decent pub and community would be great. Any suggestions of areas to consider?

Bishops Cleeve/Woodmancote, Apple Tree and Kings Head pubs have character, Royal Oak not bad either. Local shops, Indian, good bus service and a definite sense if community in Bishops Cleeve.

Leckhampton would be a close connection for both schools. Not an obvious pub, but pubs around, some good Indian restaurants, cafes and shops in Bath Road.

Both areas also have good views of Cleeve or Leckhampton Hill and walks if that's your sort of thing.

It is hard to give a good answer without knowing more.
If you want to stay in Cheltenham:
North - I would look at Prestbury. It has a village feel on edge of Cheltenham with a couple of good pubs. OK drive to CC, less so for DC.
Near CC - the area around Sandy Lane/Charlton park regularly have high value properties. No close pub springs to mind. The Wheatsheaf on Old Bath Rd is very popular. Battedown /Ham have some big houses, although you might get annoyed negotiating the Charlton kings traffic every morning.
Near DC - look at The Park, Tivoli, Montpellier (All of these are also good for CC). The Jolly Brewmaster is a lovely pub on the lovely Painswick Rd.
To the South of Cheltenham you could look at Cowley / Colesbourne - the Green Dragon is well liked. Maybe Cranham.
Tbh there really aren't many properties in your price range so it might be tricky to set your heart on a specific area. Also, the pubs are fine but not as good as in some other counties I have lived it, so don't set your expectations too high on that front. Good Luck!

Pitville Circus area. It’s very pleasant. Outside Cheltenham I like the Naunton area and the Slaughters. Not sure of commute time but proper Cotswold villages. Guiting Power and Brockhampton and Severnhamoton are worth a look.

We moved to Battledown 4 years ago. Not looked back! There are a couple of houses on the estate around that price bracket so from personal perspective I'd say do that. Cheltenham College is 10 mins in rush hour and DC is 15... Super easy

Isn’t Montpelier the best area of Cheltenham? I thought so but don’t know it very well.

Depends if you want to be in the centre (noisier) and also have a smaller sized garden/yard. It is very pretty though. There aren't so many 3m properties there although the odd one comes up around Lansdown to Parabola stretch around the back of Montpellier

Looking to move from Twickenham to Cheltenham with a 5 year old and a 7 year old. Wanted to move to The Park/Leckhampton as seems more the London village vibe but state schools seem to be problematic here. Read lots of positive things about Charlton Kings but it seems very residential and uninspiring from we have seen but maybe we just haven’t seen the right bits
leckhampton high seems the way forward but still seems to take us to more “remote” than I would like. Any suggestions on which parts to focus on? Budget is £1.3-£1.5m wanting garden and parking

I see I replied to the original thread. I grew up in Charlton Kings and we both have life long friends there, it really doesn't do anything for either of us. If you enjoy eating out, forget it. It does have easy access to a nice hill walk though.

I think secondary schools are more important, over the years Pittville has always been a complete 'no go', Bournside always positive. Bishops Cleeve, DD was always incrediably happy there and I understand many are currently, it's taken a bit of a dive in recent years, but on the up again. Leckhampton isn't that remove, and Bournside is a possibility from there. It has more of a (positively) busy main road with most things you might need within walking distance, bus service isn't that brilliant though (neither is Charlton Kings - thinking of you and when DC get older and independence which soon comes around). Only if you live on the edge of the hill (thinking top Lechampton Road/Pilley), you'll have immediate access to the beautiful hill walks around Cheltenham.

I'm still here saying don't rule out Bishops Cleeve/Woodmancote/Southam areas. Some parts are bit quieter than others, but pick wisely and you have access to a choice of pubs/eating out, cafes, supermarkets, clubs, best bus service in Cheltenham, choice of schools and if Bishops Cleeve is for you, a vague village vibe and lots more going on community wise for all ages. There's a large choice of walks in this area.

I lived in Cheltenham for 40 years, have now decamped north nearer Broadway. Totally agree about Bishop's Cleeve, a completely soulless concrete jungle with a massive Tesco and its carpark bang slap in the centre.

Awful place (it does have a fish and chip shop, rare nowadays in these parts! and a useful brand new medical centre/pharmacy up the road at the newish Clevelands estate.)

But honestly, don't move there.

(not to offend the place TOO much, we did have a very nice afternoon yesterday at the annual Street Fair...)

We moved from London to Battledown in Charlton kings. The local primary Holy Apostles is lovely and Balcarras is a good senior school. We are only one mile from everything and have access to all that Cheltenham offers in terms of London vibe. £1.2-1.5m will get you a doer upper that will hold it's value and give you a great garden. Neighbourhood is lovely.

So how would you summarise the difference been leckhampton, Battledown and Charlton kings which seems to be our only options to secure good state secondary schools? We can’t get a doer upper - just done 2 and I am done with that. Max budget would be £1.5m We don’t have big country interests although but maybe that is a skill we need to acquire. Want sizeable house, garden, maybe option to rent annex, basement, and ideally a drive.

So you could get the house in budget and in a good catchment, but both the catchment and that type of house are very much in the southern suburbs of Cheltenham. Bath road has a good vibe, but houses close to that don't have driveways, and you are starting to stray out of catchment. I think you just need to visit and get a feel for the areas. Something like this would be worth considering. Lovely road, close to Leckhampton primary and high, and has the annex and drive way you were wanting. Over your budget but I think it has been on the market for a long time, so you might be able to get the price down.

Yes have seen that. Like the house. And did think that could work but is a north facing garden and I really don’t want that either and would sacrifice drive for that

Hmm... I would consider that a west facing garden so I imagine you would get great sunsets from the balcony. The garden is a bit small, but I wouldn't discount it on the aspect. That side of the road gets a good amount of sun.
