Grateful for any thoughts!
Looked at a flat that ticks all the boxes, but it is currently opposite a lot which currently has a small, single story, early 1900s building most recently used as an office. Recently planning permission was denied, for a smallish block of student flats (this is city centre). Lots of objection to the new build, as the existing flats (including the one we viewed) are Victorian, lovely buildings, and it’s all in a conservation area. Planning decision recognised all of this.
So there is currently a big unknown regarding whether something will be built and if so, what.
Not the reason the seller is selling, but obviously it’s a concern for us. Main concern is whether it will affect the price of the flat if we sell again. We wouldn’t aim to have to move again for a few years so may have more clarity on what will happen with the site. I think it will impact the prices most when planning permission is being sought (because of the uncertainty) and during development (because of noise, disruption etc). But what do others think? What about once it’s built?
There isn’t much that comes up so close to amenities, the flat is in a catchment area for the best high school in the city, as I say it’s a beautiful building and conservation area so a lot going for it. Also it’s city centre so architecture is quite mixed anyway, and lots of students and families living in the same area.
