Kew/Richmond/Sheen - where to live?

Hello,

We are moving to the Kew / Sheen / Richmond area for our child to start school (at Broomfield House), but are moving from an entirely different part of London and don't know the area.

We have £1.5mn and would like four bedrooms and a garden. Kew Village seems incredible, but sadly unaffordable. Is there anywhere else with an easy route to the school and with similar vibes that you would recommend?

Any and all advice is very welcome!

kew and Richmond are lovely areas but the planes fly very low and are very noisy on the Heathrow flight path.

Sheen has more of a community feel than Richmond in my opinion. Enter shops and restaurants.

North sheen is cheaper and close to Richmond park
Brentford or south Ealing you'd get more house for your money but you'd have to to drive across new bridge every day

We’re a few mins from Mortlake station- well within your budget. Moved here in 2015, like you no real idea of what to expect but found it to be the gift that keeps on giving. Yes flight path, but triple glazing works. Close to airports a bonus. Now a family of 3 under 12 and won’t move for at least another 10, if ever. Village feel in SW14 & good support network for primary school years. Eldest just started local state secondary (unlike most of his primary friends) and also very positive experience plus he still is close to his primary mates. Not near Broomfield but many outstanding rated primaries, it’s lovely, come here!

I agree with pp who mentioned the community feel in Sheen. Sheen is great with lots of ‘proper’ useful shops. If you are set on school in Kew though, I would recommend trying to live within walking distance. There are lots of lovely streets in Kew that might have houses within budget (Bushwood, Gloucester, Defoe, and more). The streets around North Sheen Rec tend to have slightly newer houses with bigger gardens. Personally I don’t think you should discount how important the school commute is. If you take a look around Sheen and love it - also take a look at some schools there? Traffic / parking can be a challenge in the area. Walking to school = much less stress! 😊

Also keep an eye out for Raleigh Road, St Paul's Rd, Dancer Road, Chiltern Road etc, all classed as North Richmond. Well located for Richmond and Broomfield House which is a nice stroll or cycle up Ennerdale Rd.
